Shamal Holding has awarded a US $272 million main construction contract for the highly anticipated Dubai Harbour Residences. The project marks the launch of Shamal’s first residential development within the Dubai Harbour district, an area envisioned as one of the city’s premier mixed-use coastal destinations.
The development will consist of a collection of low-rise, eight-storey buildings directly overlooking Dubai’s scenic marina and coastline. In total, 345 apartments will be built, including a mix of one- to four-bedroom units and penthouses. The residences will offer sweeping views of the Arabian Gulf, Palm Jumeirah, and Bluewaters Island, reflecting the project's emphasis on location-driven luxury.
The project’s design is being led by internationally acclaimed architecture firm Nikken Sekkei, which is bringing a maritime-inspired aesthetic to the buildings. H&H Development, a Dubai-based firm known for its high-end urban projects, has been appointed to deliver the construction.
Shamal Holding, which owns and operates a growing portfolio of luxury and lifestyle assets across Dubai, is the master developer overseeing the full execution of the Dubai Harbour vision.
The Dubai Harbour Residences are being positioned as a new benchmark for beachfront living in the UAE. Designed to balance elegance and functionality, the apartments will feature expansive terraces, high ceilings, and a crisp nautical design theme.
Amenities will include a private beach, an adult-only rooftop infinity pool, wellness facilities such as a gym, yoga studio and spa, as well as family-friendly features like children’s pools and play areas. Round-the-clock concierge and valet services will also be available to residents, underscoring the development’s luxury positioning.
A key infrastructure enhancement supporting this development is a 1.5-kilometre bridge that will connect Dubai Harbour directly to Sheikh Zayed Road. Built in partnership with the Roads and Transport Authority (RTA), the bridge will dramatically reduce travel time into and out of the district, cutting it from 12 minutes to just 3 minutes. It is designed to handle up to 6,000 vehicles per hour, ensuring seamless access for both residents and visitors.
This connectivity, combined with proximity to iconic locations such as the Burj Al Arab, Dubai Marina, and Ain Dubai, strengthens Dubai Harbour’s positioning as one of the city’s most accessible premium waterfront communities.
Dubai Harbour Residences arrives at a time of high demand for waterfront property in Dubai.
