(Image: Supplied)Ras Al Khaimah, UAE: Marjan, Ras Al Khaimah’s leading master developer and a cornerstone of the emirate’s transformation strategy, has announced a landmark partnership with OMNIYAT, one of the UAE’s most renowned ultra-luxury real estate developers, to create an exclusive beachfront development at Marjan Beach, the emirate’s newest mixed-use waterfront destination.
The agreement marks OMNIYAT’s first venture in Ras Al Khaimah, signalling a major step in the developer’s regional expansion and underscoring the emirate’s growing appeal among high-net-worth investors and global luxury brands. The announcement follows OMNIYAT’s 20th anniversary celebrations, commemorating two decades of architectural innovation and excellence that have helped define Dubai’s skyline.
OMNIYAT has acquired a 36,600 sqm plot on Marjan Beach, featuring a 250-metre stretch of beachfront directly facing Wynn Al Marjan Island. The project, scheduled for completion in 2030, will offer panoramic views of the Arabian Gulf and Ras Al Khaimah’s natural coastal landscapes.

Founded in 2005, OMNIYAT has established itself as a pioneer of ultra-luxury design and hospitality, with landmark projects such as The Lana – Dorchester Collection, One Palm, and AVA at Palm Jumeirah.

Marjan Beach is designed as a 3 km-long mixed-use development that will serve as a catalyst for investment and tourism growth under RAK Vision 2030, which targets 3.5 million annual visitors. The destination comprises eight interconnected neighbourhoods with 22,000 residential units and 12,000 luxury hotel keys, supported by 6.5 million sq ft of green spaces.
Once completed, the project is expected to host a resident population of 74,000, employ 32,000 professionals, and attract 180,000 visitors annually.
With this collaboration, Marjan and OMNIYAT are not only redefining Ras Al Khaimah’s skyline but also reinforcing its reputation as a sustainable, globally competitive, and lifestyle-driven destination.
