Hudayriyat Island Leads Abu Dhabi Market With $5.17bn in Sales

ABU DHABI, UAE: Hudayriyat Island has ranked as Abu Dhabi’s leading residential market by sales value for the second consecutive quarter of 2026, recording $5.17 billion (AED 19 billion) in transactions during the first half of the year.

According to the Abu Dhabi Real Estate Market Report for H1 2026, released by the Abu Dhabi Real Estate Centre (ADREC), Hudayriyat Island accounted for 27% of the emirate’s total residential sales value, placing it ahead of Abu Dhabi’s other major investment destinations.

The performance comes amid a significant increase in residential sales activity across the emirate. ADREC's H1 2026 data showed that total residential unit sales reached $19.17 billion (AED 70.4 billion), compared with $6.89 billion (AED 25.3 billion) during the same period in 2025.

Hudayriyat Leads Abu Dhabi's Major Residential Destinations

Hudayriyat Island's $5.17 billion (AED 19 billion) in residential sales placed it ahead of Saadiyat Island, which ranked second with $3.62 billion (AED 13.3 billion).

Al Reem Island and Al Maryah Island, operated by the Abu Dhabi Global Market area, followed with combined residential sales of $2.86 billion (AED 10.5 billion).

Yas Island recorded $1.99 billion (AED 7.3 billion) in sales during the period.

Together, the figures highlight the concentration of residential transaction value across Abu Dhabi's major island destinations and investment zones.

Hudayriyat's position at the top of the market is particularly notable as the island accounted for more than a quarter of all residential sales value recorded across the emirate during H1.

Investment Zones Account for More Than 22% of Residential Stock

Abu Dhabi's investment zones continued to represent a significant component of the emirate's residential market during the first half of 2026.

These areas accounted for more than 22% of total residential stock, representing approximately 72,000 units.

Al Reem Island had the largest residential inventory among the investment zones, with approximately 27,500 units, followed by Al Raha, Yas Island and Al Saadiyat Island.

The concentration of stock across these established and developing investment destinations comes as Abu Dhabi continues to expand its residential supply and attract activity across both ready and off-plan properties.

Abu Dhabi Residential Pipeline Continues to Expand

ADREC's wider H1 2026 market data showed that Abu Dhabi had approximately 409,000 residential units, with another 71,000 units projected to be added by 2030.

Deliveries are expected to peak at approximately 21,800 units in 2028, with six key districts expected to account for 77% of projected incremental supply through 2030.

These include Al Saadiyat Island, Al Reem Island, Yas Island, Zayed City, Khalifa City and Al Hudayriyat Island, placing several of the emirate's current major sales destinations at the centre of its future residential expansion.

Off-plan property also represented the majority of residential activity during H1 2026, accounting for 89% of sales value and 82% of transactions.

Against this backdrop, Hudayriyat Island's position as Abu Dhabi's largest residential market by sales value underscores the role of major master-planned destinations in driving the emirate's current property cycle.
