75.5% of Dubai Homes Under Construction Already Sold, fäm Properties Says

Dubai has 564,072 homes under construction, with 75.5% already sold and absorption reaching 95% for villas due for handover in 2026.

DUBAI, UAE: The majority of residential properties currently under construction in Dubai have already been sold, with new market analysis from fäm Properties showing strong absorption levels across apartments and villas scheduled for completion over the coming years.

There are currently 564,072 residential properties under construction across Dubai, with the majority expected to be handed over by 2028. Of this pipeline, 425,863 homes, or 75.5%, have already been sold, according to the report.

Apartments account for the largest share of the construction pipeline, with 367,514 of 495,775 units sold, representing an overall absorption rate of 74.1%. Villas have recorded an even higher rate of 85.4%, with 58,349 of 68,297 units sold.

82.9% of Homes Due in 2026 Already Sold

Of the 96,585 homes scheduled for delivery this year, 80,127, or 82.9%, have already been sold.

The absorption rate stands at 82% for the 91,209 apartments due for completion in 2026 and 95% for the 5,376 villas scheduled for handover.

Data from DXBinteract also shows 100% absorption rates across several residential areas for properties due to be handed over this year.

These include 637 apartments in Al Wasl, as well as 854 villas in Wadi Al Safa 5, 235 villas in Nad Al Sheba First and 476 villas in Al Hebiah Sixth.

On Palm Jumeirah, 93.5% of the 2,397 apartments scheduled for delivery this year have been sold, while 92.8% of 2,324 apartments at Jumeirah Lakes Towers have also been absorbed.

"The fact that around three quarters of apartments and more than eight in ten villas currently under construction have already been sold reflects a market where demand keeps pace with development," said Firas Al Msaddi, CEO of fäm Properties.

"Investors commit to buying properties before completion because they have confidence in Dubai, its transparent regulatory framework and the consistent quality being delivered by developers.

“Dubai’s population has now surpassed 4.58 million, and that it’s now home to more than 80,000 millionaires. All this reinforces Dubai’s position as one of the world's most attractive destinations to live, work and invest.”

Downtown Dubai and Business Bay Record High Absorption

Demand for properties under construction remains particularly strong across some of Dubai's major residential and mixed-use districts.

In Downtown Dubai, 92.2% of 6,248 apartments currently under construction have been sold. Among the 3,981 apartments scheduled for handover during 2026, the absorption rate rises to 96.6%.

Business Bay has 30,317 apartments under construction, of which 82.8% have already been sold. For the 16,938 apartments expected to be delivered this year, the absorption rate stands at 88.7%.

Other areas recording high absorption rates for apartments under construction include Ras Al Khor, where 93.5% of 6,950 units have been sold, and Al Barsha South 2, where the rate stands at 85% of 12,655 units.

Villa Absorption Exceeds 90% Across Several Communities

The villa market is showing particularly high absorption rates across several areas.

Al Hebiah Fifth leads with 98.7% of 2,060 villas under construction already sold, followed by Nad Al Sheba First at 98.2% of 1,569 units and Wadi Al Safa 5 at 96.4% of 8,216 units.

Dubai South has recorded an absorption rate of 94.5% across 5,698 villas, while Al Yufrah stands at 94.7% across 6,429 units.

The figures indicate that a substantial proportion of Dubai's future residential supply has already been absorbed ahead of completion, with particularly high sales levels among homes scheduled to enter the market during 2026.
