Mohali, India - Punjab developer GB Realty plans to spend about $252-263 million (INR 2,400-2,500 crore) on residences carrying the Jacob & Co. name on Airport Road in Mohali, its first move into branded luxury housing.

Land will take more than $105 million (INR 1,000 crore) of that budget, according to the company, with the balance going on construction, development and other project costs.

GB Realty describes the scheme as Punjab’s first branded residences development. The company was founded by Gurinder Bhatti and Puneet Khanna and has more than 18 acres under development in New Chandigarh and Mohali, according to its website.

Jacob & Co. is an international luxury watchmaker and high jewellery house. Developers in India are increasingly signing up global design and lifestyle names to set their housing apart and win wealthy buyers, instead of competing purely on location, unit size and amenities.

Gurinder Bhatti, Founder and Managing Director of GB Realty, said: “Punjab has always embraced a larger-than-life vision of living, and our ambition is to translate that spirit into residences with a distinctive identity. Our collaboration with Jacob & Co. brings an international design perspective to the project, supported by GB Realty’s development vision. Our planned investment of approximately ₹2,400–2,500 crore, including over ₹1,000 crore for land, reflects our confidence in Tricity’s potential and our commitment to creating a new benchmark for luxury living in North India.”

The Mohali scheme sits within the developer’s growth plans for North India. GB Realty intends to invest more than $525 million (INR 5,000 crore) over the next three years, and to lift its cumulative investment to around $1.05 billion (INR 10,000 crore) within five.

About $368 million (INR 3,500 crore) of that planned spending is set aside for luxury and ultra-luxury homes.

In Mohali and the wider Chandigarh Tricity area, developers have been aiming at the top end of the housing market, notably along Airport Road and other residential corridors still being built out.

Chandigarh already has a mature premium housing market, but its planned layout and its supply of land set it apart from neighbouring Mohali and Panchkula. Mohali has become a growth location for new homes, with Airport Road linking the city’s expanding corridors to the airport and the districts around it.

Bringing in Jacob & Co. takes the project past standard premium housing and into branded residences, a format in which the brand’s design identity and name form part of what residents buy into.

GB Realty has yet to give the number of units, the apartment mix, the launch date or prices. It has also not set out exactly what role Jacob & Co. will play in the design or in services for residents.

Elsewhere in India, branded homes have a firmer hold in the National Capital Region (NCR), above all in Gurugram and Noida.

Gurugram is now one of the country’s main markets for branded luxury housing, with schemes linked to international hotel, fashion and lifestyle names spread across Dwarka Expressway, Southern Peripheral Road and Golf Course Extension Road.

They include Trump-branded residences, Tonino Lamborghini Residences, Westin Residences and homes bearing the ELIE SAAB name. Developers in the city have also moved into ultra-luxury housing through tie-ups with global brands.

Noida is drawing branded projects of its own, along the Noida Expressway and other new corridors. There, M3M has already brought Jacob & Co. into the NCR housing market through its own branded residences.

Where Gurugram and Noida have a growing pipeline of branded schemes and established luxury corridors, GB Realty’s project is the first attempt to bring the format to the Tricity market.

The watch brand’s name is also on homes in the Gulf: AMIS broke ground on a Jacob & Co. villa community in Dubai in June, and Jacob & Co. and Mantra launched $109 million residences in Ras Al Khaimah in July 2025.

GB Realty, which concentrates on Mohali and New Chandigarh, said the Airport Road project is part of a wider push into luxury and ultra-luxury housing across North India, and that its investment over the next five years will take it into new residential segments and markets.
