Meraas, a prominent subsidiary of Dubai Holding Real Estate, has unveiled its latest landmark project: Atélis at d3, a 45-storey luxury residential tower located in the heart of Dubai Design District (d3). With an estimated value of AED 825 million (USD 225 million), this development represents a bold step in redefining upscale urban living and creative community development.

Architectural Design Inspired by Nature

Atélis is designed by the world-renowned architecture firm Skidmore, Owings & Merrill (SOM)—the minds behind architectural icons such as the Burj Khalifa and New York’s One World Trade Center. The tower’s flowing curves and petal-inspired balconies pay homage to the native desert flower, blending sculptural beauty with environmentally responsive design. These elements are more than just aesthetic—they serve a functional purpose by providing natural shading and improving energy efficiency throughout the building.

The Atélis tower will house 280 upscale residences, ranging from one- to four-bedroom apartments. Additionally, the tower will feature three sky villas—duplex residences with private swimming pools—and two lavish penthouses with soaring double-height living spaces. Each unit will offer sweeping panoramic views across Dubai Creek, the Burj Khalifa skyline, and the evolving d3 landscape.

Floor-to-ceiling windows and spacious outdoor terraces are designed to immerse residents in the surrounding cityscape while maintaining privacy and tranquility within the home.

Lifestyle Amenities and Urban Connectivity Atélis will offer a complete vertical lifestyle experience, with over three floors of integrated amenities designed to foster creativity, wellness, and community engagement. Facilities will include:

Part of d3’s Ambitious Expansion Plan

The launch of Atélis is aligned with the broader Dubai Design District master plan, which includes the development of six Grade-A office buildings offering over 500,000 square feet of leasable space. These additions aim to enhance d3’s role as a hub for the region’s creative industries—including design, fashion, and media—while attracting global talent and investment.
