LEOS Developments’ $1.36bn master community in Wadi Al Safa 5 — resort-style living amid 16,000 trees, botanical gardens, and crystal-clear lagoons. (Image: LEOS Developments)Dubai, UAE: LEOS Developments has announced the launch of its first large-scale master community in Dubai, a landmark project with a gross development value of USD 1.36 billion (AED 5 billion) that redefines sustainable, resort-style living in one of the city’s fastest-growing districts.
Strategically positioned in Wadi Al Safa 5, at the intersection of Dubai–Al Ain Road (E66) and Emirates Road (E611), the development enjoys direct connectivity to major hubs including Downtown Dubai, which is only a 16-minute drive away. Situated across from the Dubai Outlet Mall, the community combines the serenity of suburban living with the accessibility of the city’s key business and leisure destinations.
Developed in collaboration with Dubai Holding, the project reflects a shared vision to create communities that are design-led, sustainable, and aligned with the Dubai 2040 Urban Master Plan, which aims to make Dubai the best city in the world to live, work, and visit.
Rui Liu, Founder and Chairman of LEOS Developments, commented:
“The new masterplan marks a defining milestone for our company to become a major developer in Dubai. Developed in close collaboration with Dubai Holding, it embodies our commitment to innovation, sustainability, and quality of life, the very principles that underpin the Dubai 2040 Vision. We are honoured to contribute to this city’s continued evolution as a global model for master-planned communities.”
The project underlines LEOS’s long-term vision of combining architectural excellence with lifestyle innovation, reinforcing Dubai’s global standing as a benchmark for modern, integrated community living.
Rui Liu, Founder and Chairman of LEOS Developments.Spanning a lush landscape of over 16,000 trees, the master community is envisioned as a nature-first development where wellness, sustainability, and modern living converge. The community will include botanical gardens, crystal-clear lagoons, and open-air recreational spaces, creating a self-contained ecosystem of health and tranquility.
The first phase, Regent’s Park, will feature three- to four-bedroom townhouses and five- to seven-bedroom villas, with over 800 homes set for delivery. Prices start from AED 1,600 per sq ft, with a 5% down payment, making it accessible to both end-users and investors seeking premium family living in Dubai’s next growth corridor.
According to industry projections, the UAE’s wellness-focused real estate market is expected to grow from USD 137 million in 2024 to nearly USD 8.4 billion by 2027, underscoring the rising demand for communities that prioritize health, sustainability, and quality of life. LEOS’s new masterplan is positioned to lead this transformation by embedding wellness principles into every aspect of its design.
Amenities include padel and tennis courts, yoga studios, cycling tracks, botanical gardens, outdoor gyms, children’s play areas, swimming pools, and a members-only clubhouse. Each home will feature smart technology, energy-efficient design, and EV-ready garages, aligning with the UAE Net Zero 2050 Strategy and Dubai Clean Energy Strategy 2050.
The masterplan represents a major step forward for LEOS Developments, signaling its growth from boutique residential projects to city-scale master planning. With a commitment to sustainable design, premium quality, and long-term value, the community is set to become one of Dubai’s most desirable destinations for modern living.
