Sharjah, UAE – 28 July 2025 – IFA Hotels & Resorts, in partnership with Kuwait Real Estate Company (AQARAT), has commenced land development for the $952.9 million (AED 3.5 billion) Al Tay Hills master community in Sharjah’s Al Tay district, bordering Dubai. This is one of the emirate’s landmark real estate projects currently under construction.
Spanning approximately 6 million sq ft, Al Tay Hills will feature 1,100 villas and townhouses across three phases. Units will range from three to six bedrooms, with many including private pools and high-end finishes. The first phase is scheduled for delivery in Q1 2028.
Central to the development is a 2.5 km “Green River”, the longest in the UAE, designed to function as both a natural park and a scenic community spine, enhanced by landscaped zones, walking trails, and cycle paths. The project also includes an 11 km trail network for pedestrians and cyclists.
Upon launch in mid-January 2025, the developer secured USD 571.6 million (AED 2.1 billion) in real estate deals within a week, reflecting robust sales momentum and investor confidence in Sharjah’s emerging property market.
