Egypt has announced bold plans to develop a new mega city named Jirian, set to rise just west of Cairo and within view of the iconic pyramids of Giza. Blending ancient history with modern urban ambition, Jirian is envisioned as a next-generation destination for living, commerce, and tourism. It is part of a larger national effort to reshape the country’s infrastructure and population distribution.
Spanning nearly 7 million square meters, Jirian is designed to accommodate 2.5 million new homes, alongside a wide mix of high-end real estate, green zones, commercial districts, and lifestyle attractions. One of the city’s most striking features will be a luxury marina, complemented by modern infrastructure such as flowing canals, wide boulevards, and smart mobility corridors.
The project’s location, in close proximity to Giza’s world-famous pyramids, gives it both symbolic and strategic significance. Jirian aims to offer a unique fusion of heritage and modernity, targeting both Egyptian families and international investors seeking opportunities in one of the region’s most iconic settings.
The Jirian development will be executed through a joint venture between three private firms and a state-owned development company, reflecting Egypt’s broader strategy of leveraging public-private partnerships to fast-track national projects.
The collaboration model is expected to combine government-backed infrastructure investment with private sector expertise in construction, technology, and urban planning to ensure the city’s delivery aligns with both commercial viability and long-term national goals.
In a move to support both the urban and agricultural elements of the plan, Egypt will redirect approximately 10 million cubic meters of Nile water per day toward the new city and a vast 2.28 million-acre agricultural zone nearby.
This ambitious water management strategy underpins Egypt’s long-term infrastructure vision, aiming to relieve population pressure in Greater Cairo while also expanding food security and sustainable land use in adjacent rural areas.
While construction on Jirian has not yet begun, recently released architectural renders offer a glimpse into the city’s modern and futuristic design. The plans feature sleek skyscrapers, canal-lined villas, expansive green public spaces, and arterial roads that lead directly toward the ancient pyramids, anchoring the entire city in a uniquely Egyptian context.
Urban planners are reportedly prioritizing environmental sustainability, digital integration, and mixed-use functionality, creating a blueprint for what may become one of the most iconic developments in North Africa.
Jirian is part of a larger movement in Egypt to shift economic and population growth toward newly planned cities, such as the New Administrative Capital and others under the umbrella of Egypt Vision 2030. These cities aim to reduce overcrowding in Cairo, generate investment, and create livable, future-proof communities supported by smart infrastructure and resilient urban planning.
As Egypt continues to expand its real estate, tourism, and infrastructure sectors, Jirian may soon emerge as a defining symbol of the country’s ambition — merging thousands of years of history with a forward-looking urban identity.
