Dubai Investment Real Estate Delivers 171 Villas at Danah Bay

Ras Al Khaimah, UAE – July 15, 2025 - Dubai Investment Real Estate (DIR), a subsidiary of Dubai Investments, has officially begun the handover process for Phase 1 of its highly anticipated Danah Bay project on Al Marjan Island in Ras Al Khaimah. This milestone marks a significant step forward in the delivery of one of the emirate’s most ambitious mixed-use beachfront communities.

Landside Villas Fully Delivered

The completed portion of Phase 1 includes 171 landside villas, comprising a mix of 143 townhouses and standard three- and four-bedroom villas, alongside 28 premium four- and five-bedroom landside villas. All units are fully finished, complete with landscaped surroundings, aligning with DIR’s commitment to delivering a turnkey experience for buyers.

Construction on the Breakwater Villas, the sea-facing centerpiece of the development, is advancing steadily. The Villas Side cluster, consisting of eight units, has reached 91 percent completion with structural work finalized and finishing stages currently in progress. Meanwhile, the Hotel Side cluster of ten villas stands at 69 percent completion, with interior and services work actively underway.

Residential Tower Taking Shape

Also under construction is the residential tower component of the development, which will rise 19 floors and house 143 apartments. Substructure and foundation work is approximately 75 percent complete, with vertical construction now shaping the skyline of Al Marjan Island.

Supporting infrastructure and landscaping across the broader Danah Bay site are progressing in tandem with the residential work. Community amenities such as pedestrian walkways, green areas, and shared spaces are being implemented to enhance the overall living experience and foster a resort-style environment.
