Sharjah, United Arab Emirates - August 28, 2025 - Arada has announced the launch of Masaar 3, the latest and largest master plan of the UAE’s most successful forest community. Comprising 4,000 villas and townhouses spread across eight gated neighborhoods, Masaar 3 is set to raise the benchmark once again with expansive woodlands, immersive wellness facilities, and the promise of smart, active living.
The launch, scheduled for September, follows the remarkable sell-out of Masaar 2 in just three hours earlier this year, one of the UAE’s fastest-selling projects, highlighting continued end-user demand for Arada’s signature forest concept.
With a total sales value of USD 3.4 billion (AED 12.5 billion), Masaar 3 will be delivered in eight phases across a 21 million sq ft plot. The community will offer a range of two- to five-bedroom homes, with construction set to begin in early 2026 and the first homes scheduled for completion in 2027.

Masaar 3’s design places wellness and nature at its heart. A central lagoon pool with landscaped waterfalls, a gym, and a café will anchor the community. The green spine will feature more than 100,000 trees, interlaced with jogging and cycling tracks, shaded walking trails, and dedicated wellness areas.
Each district will also include pools, padel and basketball courts, and children’s play areas. A vibrant community center will bring together retail and dining outlets, alongside a Zad food truck park. Family attractions include an adventure playground and duck pond, while every home comes equipped with smart systems and premium appliances as standard.

Located in Sharjah’s Rowdat district, Masaar 3 sits between Masaar 2 and a growing schools district that already houses two large-scale operational schools. The community is near Tilal City, Sharjah Mosque, and the original Masaar development. Residents will benefit from direct access to Khorfakkan Road, as well as proximity to Emirates Road (E611). Sharjah International Airport is a 15-minute drive, while Dubai International Airport is just 30 minutes away.
Highlighting its significance as a landmark project, HH Sheikh Dr. Sultan bin Muhammad Al Qasimi, Member of the Supreme Council and Ruler of Sharjah, toured the Masaar community in September 2024, reviewing the completed homes and experiencing the woodland environment that has set a new standard for residential living in the Emirate.
Masaar’s earlier phases have already established the brand as a leading residential destination in Sharjah. The first two communities, comprising 5,000 villas and townhouses with a combined gross development value of USD 4.3 billion (AED 16 billion), are both sold out.
More than 1,500 homes have already been delivered in the first Masaar community, with the remainder set for completion by the end of 2026. The first homes in Masaar 2 are on track for delivery in 2027, with the full handover expected by the end of 2028.
