The UAE has been ranked as the fourth best country in the world to own a vacation home, according to a new report by Property Finder. The study evaluated 32 countries using a detailed “Vacation Score,” assessing each destination’s affordability, accessibility, lifestyle appeal and rental value potential.

What Buyers Value in a Vacation Home

Property Finder highlights that vacation home buyers consistently prioritise safety, stability and strong cultural or natural attractions. Accessibility, robust transport networks and quality tourism infrastructure also influence the decision-making process.

For most buyers, the perfect second home is in a destination that is easy to reach, simple to navigate, and offers enriching leisure and cultural experiences.

Top 5 Countries to Own a Vacation Home

1. Spain - Vacation Score: 79.3/100

Spain leads the global rankings, earning top scores for its rich culture, pleasant climate, affordability and highly developed transport systems. With 48 airports, including 41 international and an Accessibility and Infrastructure score of 83.0/100, Spain remains one of the world’s most convenient destinations for second-home living.

2. France - Vacation Score: 69.4/100

France follows closely with strong performance in lifestyle and environmental quality, scoring 76.7/100 in this category. Its broad network of airports and extensive transportation systems support an Accessibility and Infrastructure rating of 72.2/100. Although one of the least affordable markets, France continues to attract high-income second-home buyers.

3. Portugal - Vacation Score: 65.8/100

Portugal ranks third thanks to its cultural depth, coastline, safety and heritage appeal. With a Lifestyle and Environment score of 66.3/100 and a Safety and Security rating 92% stronger than peer countries, Portugal remains a top choice for international buyers. Its recognition as the 2024 World’s Best Golf Destination further strengthens its appeal among golf-focused buyers.

4. UAE - Vacation Score: 65.4/100

The UAE secures the fourth spot globally, supported by unmatched accessibility, strong economic stability and buyer-friendly incentives.

With eight international airports and six carriers connecting to over 600 global destinations, the UAE leads the world in air transport infrastructure. Its Accessibility and Infrastructure score of 88.2/100 reflects its exceptional mobility and tourism connectivity.

With an Affordability & Value score of 68.1/100, the UAE offers strong value, especially for luxury properties in Abu Dhabi and Dubai. Competitive advantages include full foreign ownership rights, zero property tax and the Golden Visa scheme for property investors.

These factors position the UAE as one of the most attractive markets for second-home buyers seeking lifestyle, security and long-term value.

5. United States - Vacation Score: 64.4/100

The United States ranks fifth with its diverse landscapes, strong tourism infrastructure and wide range of second-home offerings. Despite a modest Affordability & Value score of 51.4/100, many locations outside major cities offer excellent price-to-value opportunities. The U.S. also benefits from a strong Accessibility and Infrastructure score of 72.6/100.

Trailing the top five are Italy, the United Kingdom, Denmark, Germany and Switzerland, with significant regional interest also noted in Turkey and Qatar.
