The iconic Waldorf Astoria is approaching the final phases of a sweeping $2 billion renovation, combining meticulous historical restoration with cutting-edge construction and modern luxury.

Project Scope and Vision

Closed since early 2017, the legendary property is being reborn as a dual-use complex featuring 375 luxury hotel rooms and 375 high-end condominiums branded as The Towers of the Waldorf Astoria. The renovation involves a deep structural overhaul, with crews uncovering original support elements and retrofitting the building to meet modern codes.

Many of the original load-bearing walls are being preserved, and large-scale reinforcements have been introduced to support new layouts and utilities.

Meticulous Historical Restoration

Historic interiors are being restored by skilled artisans who cataloged and carefully removed original plaster, stone, millwork, murals, and decorative metalwork. Items too fragile to salvage were recreated using traditional molding and finishing techniques, including gold leaf and antique patinas.

Signature areas such as the Grand Ballroom, the Silver Corridor, and the Basildon courtyard have been revived with an eye for authenticity, blending original designs with modern materials.

Modern Systems and Construction Technology

The project includes the integration of sophisticated infrastructure, including advanced water leak detection, laser scanning for pre-installation checks, and digital construction management systems for scheduling and coordination. A dedicated team structure oversees residential, hotel, and core systems, ensuring seamless execution across the vast 1.6 million-square-foot property.

The Waldorf Astoria’s renovation is a model of adaptive reuse, preserving the architectural character of one of Manhattan’s most storied buildings while adapting it for a new generation of residents and travelers. It also reflects growing demand for high-end mixed-use developments in key urban markets.

Opening Timeline

The hotel portion is slated to reopen in late 2025, with residential units expected to welcome occupants by 2026.

This project not only revitalizes a global landmark but also enhances Midtown Manhattan’s luxury residential landscape with one of the most prestigious addresses in the city.
