Doha, Qatar - United Development Company (UDC) has unveiled Perlita Gardens, a community of 150 standalone villas on The Pearl Island, at Cityscape Qatar 2026, where it is also marketing the completed Crystal Residence apartments on Gewan Island.

UDC, master developer of both islands, is presenting the two projects at Stand H3.A10. The company said its offer runs from finished apartments and investment options to large villas planned around family living, so as to suit different kinds of buyer.

Qatar’s Minister of Municipality opened Cityscape Qatar 2026 on 27 October at the Doha Exhibition and Convention Center, and the exhibition runs until 29 October.

Yasser Salah Al Jaidah, UDC President and Chief Executive Officer, said: “Perlita Gardens represents an important next step in the evolution of The Pearl Island and reflects how we continue to adapt our residential offering to changing market and lifestyle needs. As an established destination matures, the role of the master developer is to understand how expectations are evolving and introduce products that add genuine value to the community.”

He added: “At the same time, the Crystal Residence offer on Gewan Island provides prospective buyers with a timely opportunity to benefit from added value on available apartments. Together, these announcements reflect UDC’s approach to maintaining a diverse residential portfolio across its destinations, combining new development opportunities with attractive offers on existing residential inventory while building on the infrastructure, services and lifestyle advantages that support long-term value.”

Al Jaidah also said the exhibition gives the developer a chance to understand how market requirements are changing, and to show how it is adapting what it sells through a mix of property types, ownership structures and destinations.

UDC described Perlita Gardens, which it formally revealed at the show, as a major addition to the homes on The Pearl Island. Each of the 150 villas has six master bedrooms, and the scheme offers seven distinct typologies.

The layouts allow for privacy, hosting guests, several generations under one roof and living that moves between indoors and outdoors, with flexible rooms for families, according to UDC. Its launch material describes the architecture as a contemporary take on Mediterranean design, with arched openings, layered façades and terraces.

UDC bought the site for $171.7 million (QAR 625 million) and has finished demolition and site preparation there.

Registrations of interest are now open and a limited first phase of sales has begun. Buyers can pay through an in-house payment plan or take a mortgage from Commercial Bank or Dukhan Bank.

The villas are being sold off-plan, so buyers commit before the homes are built. UDC expects the community to take about three years to develop.

Crystal Residence is the opposite case: its one- to four-bedroom apartments on Gewan Island are already finished. The building sits close to Crystal Walkway and its promenade by the sea, and residents can reach the retail, dining, leisure and hospitality venues that are growing on the island.

Because the project is complete, buyers and investors can inspect the flats and the area around them before they decide, the company said.

Two ownership routes are available. Under the first, buyers pay a 7.7% deposit and settle the balance in interest-free instalments across six years, and they may let the unit and earn rent from day one.

The second is a Lease-to-Own programme lasting seven years, which carries a 2% buy-in fee and lets buyers sublease the apartment.

UDC has added a limited-time promotion on the Crystal Residence units still available, which it said is an extra incentive for anyone looking at finished homes on Gewan Island. The offer is valid until 31 December 2026.

Hussain Akbar Al-Baker, Executive Director of Commercial and Properties at UDC, said: “From a commercial perspective, these two announcements address different residential needs within UDC’s portfolio. Perlita Gardens introduces a standalone villa proposition for buyers seeking greater space and privacy within The Pearl Island, while the Crystal Residence promotion provides an additional incentive for those considering available apartments on Gewan Island. By presenting both at Cityscape, we can engage prospective buyers across a wider range of residential preferences while highlighting the choice available within our destinations.”

He said both projects give buyers homes in destinations with established infrastructure, their own distinct identities and long-term development plans.

On the stand, physical scale models, interactive screens and digital walkthroughs let visitors study the masterplans, floor layouts, architectural detail, amenities and the neighbourhoods around each project.

The Perlita Gardens displays show how each villa relates to the surrounding community, including its landscaping, streets and shared spaces. The Crystal Residence material covers the finished apartments, the two ownership plans and life on the Gewan Island waterfront.

UDC’s team is meeting buyers, investors and brokers for the rest of the show. Talks on Crystal Residence centre on the units for sale, the ownership routes and the promotion, while Perlita Gardens consultations deal with the villa types, registering interest and how the off-plan purchase works.

After the exhibition closes, buyers can keep talking to UDC through its residential sales channels for more detail on both projects and the investment options.
