(Image for illustration purposes)Dubai, United Arab Emirates - The UAE’s real estate sector continues to operate without disruption despite rising regional tensions, with developers reporting business as usual and brokers noting that market fundamentals remain solid, even as some buyers temporarily delay their decisions.
Real estate activity across the country has continued unabated, mirroring a series of recent high-value deals, including a property transaction worth more than $100 million recorded in Dubai this week, signalling sustained investor confidence despite recent tensions.
The sale of the 31,201 sq ft apartment at Aman Residences Dubai on the Jumeirah Peninsula was confirmed by fäm Properties.
Data from DXBinteract, the data platform developed by the company in partnership with Dubai Land Department, said the transaction put the value at USD 3,683 (AED 13,525) per sq ft.
Analysts note that more than 70% of property transactions in Dubai are now driven by end users rather than speculative investors, with the buyer base increasingly diversified across global markets.
The market’s evolution is also being driven by changing buyer dynamics. A growing number of residents are transitioning from renting to homeownership, while continued international capital inflows and the expansion of freehold zones across key districts are widening the investor base. At the same time, disciplined supply pipelines and phased project launches are helping to maintain pricing stability across major communities.

The sale of an ultra-luxury unit at this level is particularly relevant in the current circumstances. It underlines the fact that the Dubai real estate market is structurally stronger than it has ever been. Over 70 per cent of transactions are now end-user driven, not speculative. The buyer base is globally diversified. Mortgage activity has doubled in four years. The regulatory environment has matured. The fundamentals haven’t changed overnight because of regional events.
Al Msaddi said the extensive measures taken by UAE authorities to ensure the safety of everyone living and working in the country send a powerful signal of stability and confidence to investors.
