Qatar, Doha – Shaza Hotels and Omnia Properties SPC have signed a memorandum of understanding to develop the first Mysk-branded residential project in Oman, introducing a proposed collection of 125 serviced beachfront residences along the Gulf of Oman.

The agreement was formalised during Cityscape Qatar 2026 in Doha, bringing together Shaza Hotels, a subsidiary of Barwa Real Estate Group, and Omani developer Omnia Properties. The project, provisionally named Mysk Beach Residences, is expected to open in 2030.

The signing marks an expansion of Shaza Hotels' residential business in Oman, where the company already operates hospitality properties under the Mysk brand. The planned development will extend the brand's hotel services into privately owned accommodation designed for residential and extended-stay use.

Simon Coombs, CEO and President of Shaza Hotels, signed the agreement alongside Ali Mohamed Al Lawati, Chairman of Omnia Properties SPC. Abdulaziz Al Yahmadi, brand ambassador of Omnia Properties, also attended the ceremony with senior representatives from both organisations.

The development is planned for a coastal site offering more than 200 metres of beachfront. Its location along the Gulf of Oman is intended to provide direct access to the waterfront while remaining within reach of Muscat.

According to the companies, the residential offering will comprise 125 fully serviced units, including 124 one- and two-bedroom apartments. The accommodation will combine private residential living with professionally managed hospitality services, although the companies have not clarified the composition of the remaining unit.

Planned amenities include a resort-style swimming pool, a separate children's pool, landscaped outdoor areas, an all-day dining restaurant and a VIP lounge. Residents will also have access to a fitness centre, children's facilities, a cinema and entertainment lounge, and retail outlets.

The project will operate under Mysk's Arabian hospitality concept, with an alcohol-free environment aimed at families, leisure visitors and longer-stay residents.

For Omnia Properties, the agreement provides an opportunity to combine its development capabilities with Shaza Hotels' hospitality management experience. The companies intend to position the project within Oman's expanding tourism and residential property market, where branded accommodation is attracting growing attention from developers and investors.

Al Lawati said the partnership reflects the developer's confidence in Oman's coastal property market and its potential to attract buyers seeking managed residential accommodation. He also acknowledged the support of the Ministry of Heritage and Tourism, the Ministry of Housing and Urban Planning, and Muscat Municipality.

Coombs described Oman as an important market for Shaza Hotels' regional expansion, with the agreement supporting the company's plans to extend the Mysk brand beyond conventional hotel operations.

Shaza Hotels already has a presence in the Sultanate through Mysk Al Mouj Muscat and Mysk Muttrah Collection. The proposed beachfront residences would introduce a new property ownership format to that portfolio.

The agreement also aligns with the regional growth plans of Barwa Real Estate Group, Shaza Hotels' parent company, as the group explores opportunities across hospitality and residential property.

The companies have not disclosed a project investment value, construction commencement date or detailed delivery schedule. The current target is to open Mysk Beach Residences in 2030.
