UAE, Ras Al Khaimah – Aman Group has unveiled Janu Residences Al Marjan Island, a collection of 73 branded residences and five Marina Villas planned for Ras Al Khaimah's waterfront, directly beside the Wynn Al Marjan Island integrated resort.

The residential offering forms part of a larger hospitality development that will include a 132-key Janu hotel, an 869-foot (265-metre) private beach and access to a superyacht marina. Construction commenced in July 2026, with the development targeting an opening in 2028.

Jointly developed by Marjan and Wynn Resorts and designed by SCDA Architects, Janu Al Marjan Island will combine luxury hotel accommodation with a limited collection of private residences. The development is situated approximately 43 miles (69 kilometres) from Dubai, connecting it to the wider UAE luxury property and tourism market.

The residential collection will range from one-bedroom homes measuring 197 square metres (approximately 2,121 square feet) to a five-bedroom penthouse spanning 1,761 square metres (approximately 18,955 square feet). The 73 residences will be housed within the main tower, while five standalone Marina Villas will occupy positions along the island's eastern shoreline, overlooking the Arabian Gulf.

The homes are designed around the coastal setting, incorporating spacious terraces, private swimming pools and floor-to-ceiling windows overlooking the sea and Ras Al Khaimah coastline. Selected residences will also feature double-height living spaces, creating open interiors with extensive natural light and waterfront views.

A private entrance and dedicated lobby will provide residents with a separate arrival experience, while exclusive facilities will include a residents-only lounge and fitness centre. Owners will also have access to the development's private beachfront and the Wynn Marina, which is planned to accommodate yachts measuring up to 279 feet (85 metres).

The adjoining Janu hotel will offer an extensive collection of wellness, leisure and hospitality facilities, including an 8,189-square-foot (approximately 761-square-metre) spa and wellness centre, fitness facilities, cryotherapy services, a padel court and a 98-foot (30-metre) swimming pool.

Six dining and entertainment venues are planned for the development, including Hu Jing, Janu's signature Chinese restaurant, and a beachfront club. The hospitality facilities will complement the private residences, creating a destination combining residential ownership with hotel services, wellness and waterfront leisure.

Janu is Aman Group's hotel, residential and lifestyle brand, centred on social connection, wellbeing and shared experiences. The Al Marjan Island project follows the introduction of Janu Residences Dubai earlier in 2026, expanding the brand's presence in the UAE's luxury residential sector.

The brand's international portfolio began with Janu Tokyo, with further destinations planned in Turks and Caicos, Montenegro and Saudi Arabia.

The development adds another international luxury hospitality and residential offering to Al Marjan Island, where major projects are reshaping Ras Al Khaimah's waterfront property market. Its proximity to Wynn Al Marjan Island positions the Janu residences within one of the emirate's emerging leisure and tourism destinations.

Sales are being managed through private appointments at the Janu Al Marjan Island Sales Showroom, while construction continues ahead of the planned opening.
