Bangkok, Thailand - Rosewood Hotel Group and SC Asset Corporation have announced Rosewood Residences Bangkok, an 85-unit, 37-storey tower on Rama 4 Road overlooking Lumphini Park, which Rosewood says is its first residential development in Southeast Asia.
SC Asset, a listed Thai developer, is leading the scheme in a strategic partnership with Tokyo Tatemono Thailand, the local subsidiary of Japanese real estate developer Tokyo Tatemono Co., Ltd.. Rosewood is contributing its brand and will run the residential operations.
The Hong Kong-based hotel group already operates a hotel in the Thai capital. In March it announced its debut in Dubai with a hotel and residences.
In their joint announcement on 28 October, the partners said the venture draws on three areas of expertise: SC Asset’s knowledge of Bangkok’s ultra-luxury housing market, Tokyo Tatemono Group’s long record in quality and craftsmanship, and Rosewood’s approach to residential hospitality, which the group says rests on a sense of place, connection and belonging.
The companies describe the tower as a best-in-class heirloom property aimed at globally minded ultra-high-net-worth individuals (UHNWIs) who want privacy, permanence and a high quality of living in the city. Their stated aim is to create one of Bangkok’s defining residential addresses.
According to the partners, the Rama 4 Road plot is among the most coveted locations in Bangkok, and Lumphini Park is one of Bangkok’s most important green spaces.
The 85 private residences will be spread over 37 floors and backed by Rosewood’s service and a dedicated residential team, with the emphasis on privacy, exclusivity and discretion, the companies said. Buyers will also join Rosewood’s global residential community, with personalised service and curated experiences at the brand’s hotels and resorts worldwide.
Rosewood described the Bangkok tower as an important step for its portfolio of homes.
Sonia Cheng, Chief Executive Officer of Rosewood Hotel Group, said: “The introduction of Rosewood’s first residential development in Southeast Asia reaffirms our commitment to delivering unparalleled luxury and bespoke living experiences in both urban and resort destinations globally.”
She added: “Bangkok’s cultural richness, international outlook and enduring appeal make it a compelling setting for this new expression of Rosewood living. In partnership with SC Asset, we are creating a private branded residence defined by thoughtful design, intuitive service, and a genuine cultural connection to the city - an address intended to be valued for generations to come.”
SC Asset said the partnership reflects its long-term commitment to shaping luxury residential development in Thailand, with projects that are internationally relevant as well as built for quality and lasting value.
Nuttaphong Kunakornwong, Chief Executive Officer of SC Asset, said: “This landmark acquisition marks an important new chapter for SC Asset and reinforces our position as a leader in Thailand’s ultra-luxury residential market. Overlooking Lumphini Park, it reflects our ambition to create globally significant residences that elevate Bangkok’s property landscape. Our strategic partnership with Tokyo Tatemono Thailand combines Tokyo Tatemono Group’s 130-year heritage in Japanese real estate development with SC Asset’s local market expertise. Together with Rosewood, we are creating a defining residential address grounded in exceptional quality, craftsmanship and a strong sense of place. As Bangkok welcomes an increasingly global community, expectations of luxury living are evolving. This project responds to that evolution with a deep understanding of how people want to live today with privacy, international standards and a genuine connection to the city. Above all, it is a residence thoughtfully designed around the lives of its residents and built to endure for generations.”
The partners said Bangkok is growing in stature as a place in Asia to invest, start businesses and live in luxury. With wealthy international buyers looking for turnkey, experience-led homes in gateway cities, they said, branded residences have become one of the fastest-growing parts of Thailand’s luxury property market.
That market is worth $6.4 billion (THB 205.3 billion), according to C9 Hotelworks’ Asia Branded Residences Market Review 2026, published in June. The consultancy counts 13,124 launched units in Thailand, 26% of the Asian total, which puts the country first by volume with Vietnam second.
Thailand also has 30 projects in the luxury segment alone, compared with 18 in Vietnam and 13 in South Korea, the report found.
Of the Thai total, 5,031 units are in Bangkok, more than in any other Thai city. Standalone residences, which have no adjoining hotel, account for 22% of the country’s supply, compared with 17% across Asia, and Rosewood’s Rama 4 Road tower falls into that category.
Growth in Thailand is slower than elsewhere in the region. Thai supply grew 13.3% a year, under half the Asian average of 30.3%, which has lifted the regional market to $40 billion across 50,025 launched units. Measured by total value, Vietnam is the largest market, at $8 billion.
Bill Barnett, Managing Director of C9 Hotelworks, said the country is now a reference point for the branded residences sector across Asia.
Other hotel brands have also signed residential projects in the city. On the Chao Phraya, Mandarin Oriental has opened 146 Residences at ICONSIAM, its first Southeast Asian residential scheme, while Four Seasons has completed riverside homes in Bangkok with developer Country Group.
In December 2025, Accor subsidiary Ennismore and developer Valanti Group unveiled SLS Residences Sukhumvit 24, the brand’s first residential scheme in Asia-Pacific. Sales open in 2026, with handover planned for 2029.
Rosewood Residences Bangkok adds 85 units to that pipeline. Sales arrangements and the specifications of individual homes have not yet been announced, and completion is scheduled for 2030.
