Nakheel Unveils 44 Beachfront Villas on Palm Jebel Ali’s Frond F

Nakheel has unveiled 44 beachfront villas on Palm Jebel Ali’s Frond F as construction progresses and first handovers approach in late 2026.

DUBAI, UAE: Nakheel, a member of Dubai Holding Real Estate, has unveiled a limited release of 44 beachfront villas on Frond F at Palm Jebel Ali, bringing together residences from its Beach and Coral Collections across 10 architectural designs.

The release represents one of the final opportunities to acquire a new beachfront villa on the destination’s fronds as construction and infrastructure works continue to advance across Palm Jebel Ali.

The five-, six- and seven-bedroom residences are positioned directly along the shoreline, providing direct beach access and uninterrupted views across the Arabian Gulf.

Bringing together the Beach Collection and Coral Collection, the release offers two approaches to contemporary coastal living, with architecture, landscaping and proximity to the sea shaping the residential experience.

Villas Designed by International Architecture Studios

The residences have been designed in collaboration with NAGA Architects, SAOTA, LW Design Group and LOCI Architecture, with an emphasis on expansive interiors, natural light, indoor-outdoor living and privacy.

The Beach Collection comprises five- and six-bedroom villas ranging from approximately 7,500 to 8,500 sq ft.

The Coral Collection features larger six- and seven-bedroom residences spanning approximately 11,500 to 12,500 sq ft.

First Villa Handovers Scheduled for Late 2026

The latest release comes as Palm Jebel Ali progresses through key construction and delivery milestones.

A phased handover of the first villas is scheduled to begin in late 2026 and continue through 2027.

To date, Nakheel has awarded more than $3.54 billion (AED 13 billion) in construction and infrastructure contracts for the destination.

Villa construction is progressing across all 12 residential fronds, with substructure, superstructure, MEP and infrastructure works advancing across 544 villas on Fronds A–F.

On Fronds K–P, another 728 villas have reached the internal and external finishing stage.

The scale of activity reflects Palm Jebel Ali’s transition from its wider master plan towards the phased delivery of its residential communities and supporting infrastructure.

120 Kilometres of Coastline Planned

Palm Jebel Ali will span seven islands and 16 fronds, with 120 kilometres of coastline and more than 90 kilometres of beachfront.

The destination is planned as a major new waterfront community for Dubai and is intended to support the objectives of the Dubai Economic Agenda D33 and Dubai 2040 Urban Master Plan.

Alongside its residential offering, planned community infrastructure includes a 9,000 sqm retail centre and a landmark Friday Mosque designed by Skidmore, Owings & Merrill (SOM) with capacity for up to 1,000 worshippers.

The latest Frond F villa release, alongside ongoing construction across the wider development, marks another stage in Palm Jebel Ali’s progression towards becoming a new residential and waterfront destination in Dubai.
