DUBAI, UAE: Nakheel, a member of Dubai Holding Real Estate, has begun handing over 892 homes at Jebel Ali Village, marking a new phase for one of Dubai's established residential areas as residents start moving into the community.

The development is expected to accommodate approximately 5,500 residents and has been designed as a low-density neighbourhood centred around landscaped open spaces, connectivity and family-oriented living.

Jebel Ali Village builds on the area's longstanding residential heritage while introducing a contemporary community environment with pedestrian-friendly streets, parks and recreational facilities.

The handover represents a significant milestone in the redevelopment of Jebel Ali Village, an area with a long history as part of Dubai's residential landscape.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said: “Jebel Ali Village has long held a special place in Dubai's residential history, recognised for its strong sense of community and enduring appeal. As handovers begin, we are building on this legacy with a modern, well-connected community designed around the evolving needs of residents. This milestone marks an important step in welcoming families to a new chapter for one of Dubai’s most established residential destinations.”

The community has been planned to encourage interaction and active living through connected green spaces, landscaped parks and pedestrian-oriented streets.

Parks, Recreation and Community Amenities

Residents will have access to a range of outdoor and recreational amenities, including walking and cycling routes, sports facilities, children's play areas and a community pond.

Swimming pools are also provided within each residential cluster, creating additional spaces for leisure and community interaction.

Further facilities are planned to open as development progresses, including a community centre with retail, clubhouse, gym, padel courts and event lawns.

The combination of green spaces, recreation and community facilities forms part of the project's focus on creating a lower-density residential environment within one of Dubai's established urban districts.

Connected to Dubai's Major Destinations

Jebel Ali Village is located next to Sheikh Zayed Road, providing residents with direct connectivity to key areas across Dubai.

The community is also close to Ibn Battuta Mall and Discovery Gardens Metro Station, providing access to existing retail, public transport, education and leisure infrastructure.

With the first residents now moving into the 892 homes, the handover adds new residential supply to the wider Jebel Ali area while reintroducing Jebel Ali Village as a modern family-focused community.
