Nakheel unveils 360-home Bay Estate at Dubai Islands

Dubai, UAE - Nakheel has unveiled Bay Estate, a new gated waterfront residential community at Dubai Islands featuring approximately 360 three- and four-bedroom homes alongside beachfront and waterfront plots.

The development will include garden villas, attached villas and townhouses within a coastal masterplan designed around access to water, landscaped spaces and pedestrian connections.

Bay Estate will be divided into three residential collections. Cala will focus on lagoon-side living, Verda will centre on green spaces and family-oriented homes, while Agora is planned as a more connected neighbourhood with a stronger social focus.

The wider development covers approximately 653,709 sqm, with 2.4km of beachfront and 6.5km of waterfront. Amenities will include a beach club, clubhouse, marina facilities, retail and wellness spaces, sports courts, children's play areas and landscaped walking routes.

Nakheel expects Bay Estate to accommodate more than 12,000 residents once fully developed.

He said Bay Estate responds to demand for coastal communities combining privacy, connectivity and long-term value while contributing to Dubai's continued growth as a destination for living, investment and tourism.

Bay Estate forms part of the wider Dubai Islands masterplan, which comprises five islands covering 18.6 sq km off Dubai's Deira coastline.

The destination is planned to accommodate more than 230,000 residents across approximately 62,000 homes, together with more than 11,000 hotel rooms and over 4,000 branded residences.

Dubai Islands will also include two 18-hole golf courses, eight marinas, coastal parks, cycling routes, pedestrian neighbourhoods and water-transport connections. The masterplan is expected to add around 57km of coastline to Dubai, including 21km of beachfront.

The islands are linked to the mainland by three bridges with access to the Al Shindagha Corridor, while Dubai International Airport is approximately 10km away and Downtown Dubai around 15km from the development.

Bay Estate forms part of Nakheel's wider development of Dubai Islands in line with the Dubai 2040 Urban Master Plan.
