Ras Al Khaimah, UAE - Marjan and Ras Al Khaimah Economic Zone (RAKEZ) have topped out RAK Central Square, the office complex at the heart of the emirate’s new RAK Central business district, which remains on course to open in Q4 2027.

RAKEZ and Marjan, the master developer of the emirate, are building the project as a joint venture. The partners said reaching full height moves forward the wider RAK Central scheme, a mixed-use district meant to put offices, housing and everyday facilities side by side as the emirate’s economy changes.

The milestone falls in the quarter Marjan had targeted. In May, the developer said the superstructure was expected to reach full structural height in Q4 2026, and described RAK Central Square as Ras Al Khaimah’s first luxury Grade A office complex, with 2.27 million sq ft of workspace across five buildings.

Floorplates measure around 16,000 sq ft, according to that release, and the five-building scheme has a LEED Gold certified design, with F&B and retail space aimed at tier-one occupiers.

Marjan announced the completion of RAK Central’s infrastructure in September 2025, and all 26 development plots in the district are now sold. Developers committed there include Pantheon Developments, Lapis Properties, BNW, Sugee Properties, Major Developments and DARA Properties, among others.

According to the partners, the topping-out gives visible evidence that the district is moving on from infrastructure works to its next stage of development.

Across the whole masterplan, Marjan and RAKEZ plan more than 7,000 homes in apartment buildings, over 1,000 hotel keys and approximately 3 million sq ft of office space for rent. Shops, parks and open public areas are also planned around a central town square. The partners said the mix is meant to make RAK Central a base for daily economic activity, tying offices and trade to the facilities that companies, people who live there and visitors rely on.

Sheikh Saqr bin Omar Al Qasimi, Chief Executive Officer, Development, Marjan, said: “RAK Central is shaped by a clear understanding of Ras Al Khaimah’s ambitions and what its future demands. We curate growth by putting the foundations in place for businesses to invest, communities to thrive and opportunities to take shape. RAK Central Square brings this ambition to life as part of a wider district designed to bring workplaces, homes and amenities together.”

Ramy Jallad, Group CEO of RAKEZ, said: “Working with a community of more than 50,000 companies across diverse sectors gives us a clear understanding of what businesses need as they establish and expand. Access to Grade A offices, strong connectivity and supporting amenities helps companies grow their teams, attract talent and develop their regional presence. RAK Central Square will strengthen Ras Al Khaimah’s ability to meet these needs and support its next phase of business growth.”

On site, the structure of each of the five towers is finished, and crews are now fitting the façades and installing mechanical, electrical and plumbing (MEP) systems. Work on the project has passed five million man-hours with no reportable incident on health, safety or the environment, a record the partners put down to keeping safety at the centre of delivery. Chilled water for the district will come from a District Cooling Plant (DCP), planned at 35,000 refrigeration tonnes, which is to cool upwards of 40 buildings across the commercial, hotel and mixed-use parts of RAK Central from a single central system.

With the office complex heading towards its Q4 2027 opening, Marjan and RAKEZ said the wider district is now entering the delivery of buildings and places. They said the blend of offices, housing, hotels, shops and public areas is intended to back company expansion and new investment, and to round out Ras Al Khaimah as an urban destination.
