Henigman West End Central Police Station Mayfair_S040_EXT_Exterior4_R05_2k.jpgThe real estate investment and development company acquired the site in 2021 for £55 million in partnership with CPI Property Group (CPIPG).
Formerly the Metropolitan Police’s central police station for London’s West End, the property occupies a prominent position on Savile Row, close to Bond Street and Regent Street.
Henigman and CPIPG identified the site as an opportunity to create a high-quality office development in a part of central London where new supply is limited.
Working with PLP Architecture, Henigman secured planning permission for The Row, an office-led redevelopment designed to retain elements of the site’s existing character while delivering a next-generation commercial building.
The approved scheme comprises approximately 4,350 sq m of gross floor area, including premium office space, a restaurant and outdoor terraces.
The development is targeting BREEAM Outstanding and WELL Platinum certifications, alongside a 5-star NABERS rating and an EPC A energy rating.
Approximately 95% of the existing stone façade is also expected to be retained as part of the redevelopment strategy.
According to Henigman, securing planning permission marked the culmination of a detailed design, consultation and planning process and helped create additional value in the asset ahead of the sale.
The property has now been sold for approximately £105 million following what Henigman described as strong investor interest.
The company said the transaction reflects its strategy of identifying opportunities in prime locations and creating value through development and planning expertise.
