Arada files plans for $3.3bn Thameside West project in London

London, UK - Arada has submitted planning applications to the London Borough of Newham for the first stage of Thameside West, its proposed waterfront neighbourhood in East London’s Royal Docks.

The wider project has a gross development value of approximately $3.3 billion (AED 12 billion) and could deliver at least 5,000 homes across more than 47 acres. That value applies to the overall development, rather than the homes covered by the latest applications.

First stage proposes nearly 1,500 homes

The applications set out plans for nearly 1,500 homes in six buildings. The first two buildings are proposed entirely for social rent and will include three- and four-bedroom family homes.

The buildings would sit among new streets, gardens and shared spaces. Ground-floor units facing the park are planned for uses such as cafés and restaurants. The proposals build on an existing hybrid planning permission for Thameside West.

Park, waterfront and transport plans

A seven-acre public park and around 1,000 new trees form part of the plans, alongside a one-kilometre stretch of active waterfront and a riverside walk along Bell Lane. A group of 20 local residents is taking part in workshops to help shape a section of the park.

“Thameside West is a landscape-led masterplan, composed by nature, open to all and made for London,” said Ahmed Alkhoshaibi, Group CEO of Arada.

Arada is working with Transport for London on the design of a new Docklands Light Railway station. The intention is for it to open in time for the development’s first residents.

Gensler, Arup and landscape architect Planit are advising on the scheme. Arada said in July that it expected work on site to begin by early 2028, subject to planning approval.
