Skyline and residential developments in Sharjah as UAE investors drive more than half of the emirate's real estate trading value in H1 2026.SHARJAH, UAE – UAE investors accounted for 50.6% of Sharjah's total real estate trading value during the first half of 2026, reinforcing the emirate's position as a leading property investment destination, according to WAM.
A specialised statistical report issued by the Sharjah Real Estate Registration Department showed that UAE nationals recorded investments worth $4.06 billion (AED14.9 billion) across 22,599 properties owned by 9,655 investors.
The investments represented more than half of Sharjah's total real estate trading value, which reached $8.03 billion (AED29.5 billion) during the first six months of the year.
The department attributed the strong performance to growing confidence in Sharjah's investment environment, supported by advanced legislation, sustainable urban development and high-quality real estate projects that continue to strengthen the emirate's competitiveness.
The report highlighted the increasing role of Emirati women in Sharjah's property market.
Male investors accounted for 72% of traded properties, while women represented 28%.
In terms of ownership distribution, Emirati male owners accounted for 59.3% of sales transactions, compared with 40.7% for female owners, reflecting the growing contribution of Emirati women to the real estate sector.
By transaction value, male investors represented 75.3% of total sales, while female investors accounted for 24.7%, demonstrating continued growth in women's participation in property ownership and investment.
The report also analysed investment activity by age, highlighting increasing awareness of real estate investment among UAE nationals.
Among investors aged 35 years and under, men accounted for 65.5% of traded properties and women 34.5%. Ownership distribution stood at 57% for men and 43% for women, while sales transaction value reached 72.5% for men and 27.5% for women.
For investors aged 36 to 53 years, males represented 71.2% of traded properties compared with 28.8% for females. Ownership distribution reached 58.2% for men and 41.8% for women, while the value of sales transactions stood at 73.3% for men and 26.7% for women.
Among investors aged 54 years and above, males accounted for 77.6% of traded properties and females 22.4%. Ownership distribution reached 64.3% for males and 35.7% for females, while sales transaction value recorded 78% for males and 22% for females.
Abdulaziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department, said:
"The UAE Investor Report results for the first half of 2026 reflect the success of Sharjah's development approach and the strength of its real estate market."
He added that the achievements have been driven by the vision and support of His Highness Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, together with the close follow-up of H.H. Sheikh Sultan bin Muhammad bin Sultan Al Qasimi, Crown Prince, Deputy Ruler of Sharjah and Chairman of Sharjah Executive Council, helping establish an integrated real estate ecosystem supported by advanced legislation, quality services and sustainable development.
Al-Shamsi said the report demonstrates not only the strength of investment volumes, but also the increasing participation of UAE investors, particularly young people and women.
He added that Sharjah's real estate market continues to offer attractive opportunities for individuals and families, reinforcing the emirate's position as a preferred destination for sustainable property investment.
