DUBAI, UAE: Shamal Holding, the diversified Dubai-based investment group behind some of the city’s most distinctive destinations, has revealed new design and development details for The Dubai Beach EDITION, a landmark beachfront hotel and residences project set within Dubai Harbour. The development, designed to redefine coastal living and hospitality, will bring EDITION’s globally recognised lifestyle experience to Dubai’s most sought-after seafront location.

A new benchmark for luxury living

Developed by H&H and designed by RSHP (Rogers Stirk Harbour + Partners), The Dubai Beach EDITION is slated for completion in 2029. The project embodies EDITION’s signature approach to contemporary hospitality, blending refined design, bespoke service, and a seamless connection between the home, the sea, and the city.

Set across four low-rise pavilion-style buildings, The Residences at The Dubai Beach EDITION will feature 165 private homes offering exclusive beach access and panoramic views of Dubai Harbour and the city skyline. RSHP’s architectural design focuses on clean lines, natural light, and fluid transitions between indoor and outdoor spaces.

The interiors are envisioned as tranquil sanctuaries — combining natural materials, curated art, and refined textures to evoke a calm yet sophisticated coastal aesthetic. Residences will range from two- to four-bedroom units, spanning approximately 1,450 to 3,770 sq ft.

Lifestyle and amenities

Residents will enjoy an exceptional range of amenities, including a private beach, landscaped gardens, infinity pools, lounges, restaurants, co-working areas, and a fully equipped wellness club featuring spa and treatment suites. Every space reflects EDITION’s design philosophy, understated luxury that feels personal, authentic, and intuitive.

Adjacent to the residences, the Dubai Beach EDITION Hotel will offer 185 rooms and suites, each designed to deliver a bespoke guest experience with EDITION’s signature focus on creativity and contemporary craftsmanship. Distinct resident-only zones will ensure privacy and exclusivity for homeowners while maintaining access to the hotel’s world-class amenities.
