OMNIYAT, the visionary Dubai-based luxury real estate developer, has launched Lumena, an ultra-premium commercial development set to redefine the future of workplace environments in the region. Located on Sheikh Zayed Road in the Burj Khalifa District, at the junction of Business Bay and Downtown Dubai, Lumena is poised to become a landmark destination for high-level business and investment.
The 48-storey commercial tower was officially launched on June 18 at the Museum of the Future with an immersive sound and light show. The architectural model of Lumena will be on display at Studio 12 at The Opus by OMNIYAT from June 19–22, offering a first look at this groundbreaking development.
With a Gross Development Value of approximately USD 980 million (AED 3.6 billion), Lumena is scheduled for completion in Q4 2029.
Described as a sculptural form of glass and geometry, Lumena reflects OMNIYAT’s dedication to merging architectural excellence with user-centric design. Drawing from the Latin word lumen (light) and the Japanese term ena (blessing), the project embodies clarity, inspiration, and forward movement.
Mahdi Amjad, Founder and Executive Chairman of OMNIYAT, commented:
“Lumena is the future of commercial real estate in Dubai. With its location, design, and integrated amenities, we are creating a new paradigm that aligns with how the next generation of leaders want to work and live. This exceptional project reflects OMNIYAT’s ongoing commitment to shaping the commercial landmarks of tomorrow.”
The tower features panoramic views, biophilic elements, and natural materials to optimize wellness and performance. A slender, sculptural design is complemented by cantilevered structures, double-height glazing, and interconnected podium levels that support both function and experience.
Strategically located near the Business Bay Metro Station, Lumena is 10 minutes from the Burj Khalifa and 13 minutes from Dubai International Airport. With dual vehicular access points and over 1,000 parking spaces, the tower is designed to accommodate high-profile occupants and visitors seamlessly.
The development includes 91 shell-and-core office units, categorized into:
The internal office area spans 582,184 sq. ft., designed with flexible, rear-core floorplates, 3-meter clear ceiling heights, and full fit-out customization options. Expansive glazing and high ceilings further enhance openness, light, and usability.
True to OMNIYAT’s luxury pedigree, Lumena offers five-star concierge services covering reception, wellness coordination, meeting room bookings, personal services, and tailored business experiences. These are modeled after hospitality standards seen in OMNIYAT’s premium residences and towers, including The Opus and Enara.
The building is designed to meet British Council for Offices (BCO) standards and is targeting an impressive suite of sustainability and smart building certifications:
These credentials reinforce Lumena’s role as a future-ready, digitally advanced workspace that prioritizes occupant wellbeing.
Lumena integrates a suite of wellness and lifestyle facilities across its floors, including:
The Executive Club, accessible from upper-level offices, offers private lounges, high-level meeting zones, and concierge services tailored to senior executives.
The podium area will house six curated retail and dining concepts, catering not only to tenants but also to guests from the surrounding Downtown and Business Bay communities.
Lumena has been conceived by internationally renowned architects and consultants. The project continues OMNIYAT’s legacy of design-led real estate, building on the global recognition of its previous developments such as The Opus by OMNIYAT and Enara by OMNIYAT.
