Image: SuppliedDUBAI, UAE: Object 1 has officially launched SKY LEVEL 1, a mixed-use residential development in District 11, Jumeirah Village Circle (JVC), further expanding the developer’s presence in one of Dubai’s most active residential communities.
Scheduled for completion in Q2 2029, SKY LEVEL 1 will feature 420 one-bedroom residences across 35 residential floors, alongside dedicated office, retail, parking, amenity and rooftop spaces.
Inspired by elevated living and celestial design, the project introduces a distinctive architectural identity while adding to Object 1’s growing JVC pipeline.
JVC remains one of Dubai’s established mid-market residential areas. According to Bayut’s 2025 Dubai rental market report, the community was among the top choices for mid-tier apartment rentals, with average apartment transaction rents increasing 8.59% annually from 2024.
The community continues to attract investors and end users through practical residential layouts, established family-oriented infrastructure and rental demand.
Object 1 SKY LEVEL 1 Ground Breaking CeremonySKY LEVEL 1 is located two minutes from Circle Mall and within reach of schools, retail destinations and lifestyle landmarks including Dubai Hills Mall, Mall of the Emirates and Palm Jumeirah.
The location provides access to retail, education, leisure and entertainment while retaining JVC’s established residential character.
Connectivity to the area has also improved following the Roads and Transport Authority’s completion of the Hessa Street upgrade between Sheikh Zayed Road and Al Khail Road. According to Object 1, the improvements have reduced travel times to approximately four minutes and doubled road capacity in both directions for several surrounding communities, including JVC.

In the first half, two of our projects received Building Completion Certificates and several more are preparing for handover. The emirate recorded $68.6 billion (AED 252 billion) in real estate transactions during the first quarter of 2026, representing a 31% increase compared with the same period last year.
Against this backdrop, Object 1 is positioning SKY LEVEL 1 as a more digitalised and future-ready residential development than its previous projects, incorporating a range of smart and technology-led amenities.
The development’s elevated lifestyle deck will feature a Sky Infinity Pool, panoramic sky deck with sun loungers and a Sky Observation Deck equipped with digital telescopes, allowing residents to observe constellations, planets and satellites in real time.
SKY LEVEL 1 will also introduce an AI-powered Smart Wellness Zone, featuring an intelligent Smart Mirror designed to provide personalised fitness experiences through real-time movement analysis, form correction and interactive workout guidance.
Dedicated children’s amenities include a Digital Coloring Wall, which transforms children’s drawings into interactive digital experiences.
The combination of smart access, digitalised wellness and technology-focused amenity spaces forms part of Object 1’s approach to anticipating how residential needs could evolve in the coming years.
Scheduled for handover in 2029, SKY LEVEL 1 will further expand Object 1’s portfolio in JVC while adding 420 residences to Dubai’s growing residential pipeline.
