The agreement marks a major step forward in Modon’s wider strategy to deliver sustainable residential neighbourhoods that meet international benchmarks for quality, liveability, and long-term value creation.
The contract covers the full development of two integrated residential districts—Mayar and Thoraya—which together will form the next chapter in Modon’s expanding urban portfolio across Abu Dhabi.
The first of the two districts, Mayar, introduces 60 contemporary townhouses and 132 stacked maisonettes—an emerging residential typology in Abu Dhabi designed to provide efficient layouts, increased privacy, and a more flexible approach to multi-family living. Set within a secure, gated environment, Mayar is envisioned as a tranquil, well-connected community offering residents comfort, convenience, and smartly curated amenities.
Directly adjacent is Thoraya, a larger enclave comprising 184 townhouses arranged around landscaped streets and green zones. Access to the district will be through a gated private entrance, reinforcing the sense of exclusivity and cohesive neighbourhood identity that Modon aims to cultivate within the project.
