Responding to this shift, DAMAC Properties, the largest private real estate developer in the UAE and the Middle East, has introduced a new initiative to make upsizing more accessible. Homebuyers can purchase a five-bedroom townhouse at DAMAC Islands 2 from AED 3.55 million, comparable to the outlay on a four-bedroom townhouse until handover. The initiative includes a 16% down payment and a waiver of the 4% DLD registration fee, reducing the upfront cost of securing a larger home.
Amira Sajwani, Managing Director, DAMAC Properties, said: “Upsizing is not simply about acquiring a bigger property. It is about choosing a home that can accommodate the family you are becoming. An additional bedroom can serve many purposes over the life of a home; be it a study, fitness room, home office, or space for extended family. Through this initiative, we are making that long-term flexibility more accessible.”

As lifestyles evolve, a home that was comfortable several years ago may feel too cramped for a growing family’s new needs. If storage is overflowing, shared areas feel permanently crowded or everyday routines create friction, the family may need a larger, better-planned space.
When grandparents, adult children, visiting relatives or live-in support share the same home, additional bedrooms and private areas help everyone live together comfortably while retaining independence and privacy.
Hybrid and remote working have made dedicated workspaces increasingly valuable. If dining tables, bedrooms or family areas regularly double as offices, a dedicated home office helps restore a clearer boundary between professional and home life.
Plans for another child, older children requiring more privacy or relatives moving in can make an early move more practical than waiting until the household is under pressure. Upsizing ahead of a predictable life change may also avoid the cost and disruption of moving twice.
The right time to upsize is when the family can comfortably manage the full financial commitment. DAMAC experts advise that families should consider the total cost of ownership; not only the purchase price, but also financing, service charges, maintenance, furnishing and moving costs, before they decide to upsize.
