Buyers who have paid 50% can now secure mortgage financing before handover under ADREC’s new framework.ABU DHABI, UAE: Aldar has completed Abu Dhabi’s first mortgage financing registration for an off-plan property under a new framework introduced by the Abu Dhabi Real Estate Centre (ADREC), allowing the financing bank to be formally recorded on the mortgage registration certificate before property handover.
The framework enables customers who have paid 50% of the purchase price to arrange mortgage financing against an off-plan property, with the bank funding the remaining instalments and final handover payment.
The structure is designed to give buyers greater certainty over financing terms during construction, while preserving liquidity and reducing the need to arrange mortgage financing only at completion.
The new mechanism provides an alternative to traditional mortgage arrangements completed at handover, giving buyers a broader range of financing options and greater flexibility over rates and terms.
Aldar completed the first registration under the framework, with Abu Dhabi Commercial Bank (ADCB) supporting the initial transactions as the mortgage bank.
The structure operates in line with UAE Central Bank regulations requiring customers to have paid 50% of the property price before becoming eligible for off-plan mortgage financing.
Ghazi Saeed Alateibi, Executive Director – Real Estate Transaction Sector, said: “The completion of this registration demonstrates ADREC’s off-plan mortgage registration service in live market use. By enabling mortgage interests in eligible off-plan real estate units to be recorded in the Initial Real Estate Register, the service strengthens transparency and provides greater clarity and protection for buyers, developers and financial institutions.”
He added: “The service is available on a market-wide basis to participating institutions that meet the relevant requirements, supporting a secure and well-regulated off-plan market in Abu Dhabi.”

Aldar customers can access off-plan financing through Home Finance by Aldar, the developer’s in-house mortgage advisory service.
The service is available without fees and allows customers to review financing options from a broad panel of participating banks before selecting a suitable mortgage structure.

The framework adds another financing route for buyers in Abu Dhabi’s off-plan market and is intended to strengthen transparency between developers, banks and purchasers while broadening access to mortgage funding during construction.
