In a remarkable display of demand for luxury living, Aldar Properties has announced the complete sell-out of all 133 units at the Waldorf Astoria Residences Yas on the very day of its launch. This unprecedented achievement generated $231.45 million in sales, setting a new benchmark for high-end real estate on Abu Dhabi's Yas Island.
The Waldorf Astoria Residences Yas marks the debut of Hilton's iconic Waldorf Astoria brand in Abu Dhabi and represents the first branded residential development on Yas Island. Strategically situated along the Yas Links Golf Course, the residences offer panoramic views of the lush fairways and the Yas Marina Circuit, home to the Formula 1 Etihad Airways Abu Dhabi Grand Prix.
The development comprises an exclusive collection of elegantly furnished homes, including one-to-three-bedroom apartments, duplexes, and luxurious four-bedroom penthouses. Designed by Nordic Office Architects, the three buildings incorporate biophilic design principles, seamlessly blending the prestige of the Waldorf Astoria brand with the vibrant energy of Yas Island.
The rapid sell-out attracted a diverse range of buyers, with expatriate residents and international investors accounting for 76% of total sales. Notably, buyers from the UK and China led the international demand, underscoring the global appeal of Yas Island as a premier destination. UAE nationals comprised the remaining 24% of purchasers.
A significant 66% of buyers were under the age of 45, highlighting a strong demand for luxury, hospitality-driven living among younger demographics. Additionally, 68% of sales were to first-time Aldar buyers, reflecting the expanding reach and appeal of Aldar’s residential offerings.
The development has set a new benchmark for the highest price per square metre on Yas Island, reaching $10,073 per square metre (equivalent to AED 37,000). This milestone reflects the premium value placed on branded residences that offer not only luxurious accommodations but also world-class amenities and services.
Jonathan Emery, Chief Executive Officer at Aldar Development, commented on the success:

Yas Island continues to solidify its reputation as one of the region’s most vibrant destinations. Already home to attractions like Ferrari World, Warner Bros. World, SeaWorld Abu Dhabi, and the upcoming Disney theme park set to open between 2030 and 2033, the island offers a unique blend of entertainment, leisure, and luxury living.
