Al Jaddaf is expected to evolve into one of the emirate’s most connected urban zones, supported by proximity to Dubai Creek Harbour and future mobility networks.DUBAI, UAE – Al Ghurair Development has unveiled plans for a mixed-use masterplan community in Al Jaddaf, marking a significant expansion into district-scale urban development.
Positioned along Dubai Creek, the one-million-square-foot project will integrate residential, commercial, hospitality, retail, and cultural components within a walkable, transit-oriented environment. The development is strategically located near two major future transport links, the planned Etihad Rail high-speed station and the Creek Metro, reinforcing its long-term connectivity appeal.
The masterplan reflects Dubai’s broader shift towards transit-oriented development, with emerging districts increasingly aligned with major infrastructure corridors. Al Jaddaf is expected to evolve into one of the emirate’s most connected urban zones, supported by proximity to Dubai Creek Harbour and future mobility networks.
Al Ghurair Development described the project as “a large-scale transit-connected, mixed-use masterplan community in Al Jaddaf, Dubai,” underlining its ambition to move beyond standalone developments toward fully integrated urban districts.
“This is a rare opportunity in Dubai,” said Sultan Al Ghurair, CEO of Al Ghurair Development.
“Al Jaddaf sits at the intersection of Dubai Creek and some of the most important transport infrastructure planned for the city. Our vision is to create a complete neighbourhood that puts walkability, public life and mixed-use living first.”
The development is anchored around a “five-minute city” concept, where residents can access essential services, green spaces, and transport nodes within a short walking distance. This approach aligns with Dubai’s evolving urban strategy, prioritising pedestrian-friendly environments over car-dependent expansion.
The project will feature interconnected streets, landscaped parks, and open public spaces designed to foster community interaction and continuous activity throughout the day.
Al Ghurair added, “That combination of waterfront and connectivity is rare, and it demands a development that thinks at the scale of a neighbourhood.”
To deliver the project, Al Ghurair Development has appointed Pelli Clarke & Partners, the global architecture firm behind landmark developments including the Petronas Towers, Porta Nuova, and Azabudai Hills. The Al Jaddaf masterplan marks the firm’s first urban-scale project in Dubai.
Gregg Jones, partner at Pelli Clarke & Partners, highlighted the site’s long-term potential:
“The location gives this project a very strong foundation,” he said. “Our role is to create an urban framework built around generous public spaces, pedestrian movement and a lively mix of uses that keep the district active throughout the day.”
The Al Jaddaf project represents Al Ghurair Development’s most ambitious initiative to date, signalling a strategic shift from individual buildings to integrated, master-planned communities.
The announcement comes as Dubai continues to reshape its urban growth around infrastructure-led corridors, particularly those connected to Metro expansion and the Etihad Rail network, which is expected to transform regional mobility patterns.
Further details, including design concepts and launch timelines, are expected to be revealed as the project progresses.
The development adds to Al Ghurair Development’s growing portfolio, which includes The Weave in Jumeirah Village Circle, Wedyan on Dubai Canal, and upcoming residential projects in Dubai South and Wadi Al Safa 3.
