Bayut and dubizzle data shows rising user activity and sustained demand across Abu Dhabi's residential property market.ABU DHABI, UAE – Abu Dhabi's residential property market is showing encouraging signs of recovery, according to the latest data from Bayut and dubizzle, with user activity, property views, buyer engagement and agent responsiveness all demonstrating a return towards baseline levels across the emirate.
Based on internal analysis of Abu Dhabi property activity between January and June 2026, Bayut and dubizzle reported notable improvements across key demand indicators by Week 14.
Property views recovered to 95% of the 2026 baseline, while impressions reached 83%, active users recovered to 80%, and unique buyers climbed to 87%, indicating a gradual but consistent return to normal search and enquiry patterns.
The data also points to continued resilience among real estate professionals operating across the emirate. Daily agent responses on Bayut and dubizzle reached 102% of the 2026 baseline, suggesting that agents have remained highly engaged with prospective buyers and tenants throughout the recovery period.
Further insights were generated through AI-led analysis of more than 7,000 property enquiry calls recorded across the platforms. According to the findings, the balance between sales and rental enquiries remained largely unchanged before and after the disruption period, with sales accounting for 54% of calls and rental enquiries representing 46%.
Area-level analysis highlighted strong recovery across several of Abu Dhabi's most sought-after residential communities.
Within the apartment rental segment, areas including Masdar City, Al Reef, Al Raha Beach, Yas Island, Al Khalidiyah and Al Reem Island recorded robust growth in user views, with many communities returning to pre-disruption demand levels.
The findings suggest continued tenant interest in established apartment communities, waterfront destinations and emerging residential districts.
Villa rental demand also remained strong. Al Shamkha recorded particularly notable performance, while Mohamed Bin Zayed City, Al Reef, Khalifa City and Yas Island continued to rank among the emirate's most active villa rental locations.
The data points to sustained demand for larger family-oriented homes, particularly within established suburban communities and lifestyle-focused destinations.
The ready-sales segment continued to attract interest from buyers seeking established residential communities.
For apartments, Al Raha Beach, Yas Island, Saadiyat Island and Al Reem Island remained among the most active locations, reflecting continued demand for waterfront and urban residential options.
Within the ready villa market, Al Shamkha recorded particularly strong recovery across both impressions and property views, exceeding baseline levels. Al Reef and Khalifa City also maintained strong performance, with recovery rates generally ranging between 80% and 130% across key user activity indicators.
According to the analysis, family-oriented villa communities offering larger homes, established infrastructure and long-term residential appeal continue to attract significant buyer interest.
The off-plan segment also remained active across several emerging destinations.
Masdar City recorded strong performance among off-plan apartment communities, while Zayed City, Yas Island, Al Reem Island, Al Maryah Island and Al Hudayriat Island continued to attract attention from buyers exploring future residential opportunities.
For off-plan villas, Ramhan Island, Yas Island and Saadiyat Island emerged among the leading locations for buyer interest, highlighting ongoing demand for premium island communities and master-planned developments.

According to Bayut and dubizzle, the continued recovery in views, active users, unique buyers and agent engagement suggests that demand remains firmly present across Abu Dhabi's residential market despite increasingly selective consumer behaviour.
As the emirate continues to expand its residential offering through established neighbourhoods, emerging communities and lifestyle-led developments, the companies expect data transparency, responsive agents and quality listings to play an increasingly important role in supporting informed property decisions.
