EXCLUSIVE: A Journey Into Shahab Lutfi’s Philosophy of Timeless Luxury

Dubai, United Arab Emirates: The moment I stepped through the doors of Eden House, the world outside seemed to dissolve. The traffic, the noise, the perpetual momentum of Dubai faded instantly replaced by an atmosphere so serene, so intentionally crafted, that for a moment it felt as though I had been transported to a Scandinavian retreat. Clean architectural lines, soft natural palettes, refined minimalism, and a curated calm defined every corner. Inside the café, a man sat absorbed in a book. Beside him, two sharply dressed business professionals discussed figures over cappuccinos. This effortless blend of lifestyles - families, bachelors, global executives - captured something rare: a building alive with quiet sophistication, yet unmistakably communal.

As I was escorted upstairs to the H&H offices, that same philosophy only deepened. The space reflected minimalist precision, cultural subtlety, and operational excellence. It was immediately clear that what H&H builds is more than property; it is an ecosystem of atmosphere, emotion, and lived experience.

Founded in late 2007 by Shahab Lutfi and his business partner, H&H was shaped by a vision to create “unique experiences” rather than conventional developments. Lutfi describes the company as a hidden gem, allowing its work and not marketing to speak first. H&H was designed from inception to remain understated, selective, and uncompromisingly committed to quality.

“We try to underestimate what we will deliver. Most of our projects we try to excel even more than what we promise our clients,” Lutfi explained during our conversation. Rather than positioning itself as a mass-market developer, H&H has evolved into a development management firm focused on timeless, site-specific, experience-led projects. Lutfi views development not as construction, but as creation—an art requiring design, architecture, operational intelligence, and a deep understanding of how people live.

“Development is like an art. If you give a Michelin-star chef any ingredients, he creates something unique,” he says. “That's how we see development—combining design, architecture, program, and operation”. This philosophy has allowed H&H to work with some of the world’s most prestigious hospitality brands: Four Seasons, Rosewood, Aman, Baccarat. Each was chosen not for name value alone but for a shared ethos of craftsmanship, intimacy, and elevated service.

In this Special Feature, we speak with Shahab Lutfi to understand more about his philosophy and vision on how luxury is defined.

What is the founding philosophy behind H&H?

We intentionally try to stay quiet - kind of a hidden gem, I would say. We let our work speak for us rather than being overly visible. I believe curiosity guides inventors, and when you look at the work of true creators around the world, you rarely see them shouting about themselves. Their work attracts the right people.

It's not a direct consumer product that you see on a high street or a magazine. The market is changing, so we now need to share snapshots of ourselves with potential clients; some degree of publicizing. But our philosophy remains: under-promise, over-deliver. We always try to exceed expectations.

H&H was established at the end of 2007. It was created as a development management company with the purpose of creating unique experiences—looking at specific locations, unique projects, and things that could be timeless. Real estate, if managed well and without overexposure, allows you to glide even through challenging periods. We survived 2008 and many ups and downs because of disciplined risk management.

The main objective of our company is to focus on luxury experiences—not just luxury products. Anyone can spend money, use the best marble, bring top architects, and create something nice. But to me, development is an art. Development is creation - that is our slogan.

It’s like Michelin-star chefs: give them any ingredients and they create something unique. We combine design, architecture, programming, operation and service into one coherent experience. Our early landmark project was the Four Seasons Hotel. Since then, we have worked with various world-class brands - Baccarat, Four Seasons, Rosewood, Aman. They all have different philosophies, yet they all fit within the H&H family.

How do you see branded residences? There has been a rise in branded residences in Dubai. With your philosophy, do you create projects mainly for ROI, investment purposes, or are they more lifestyle-based? Are they designed for families, bachelors, business professionals - or a combination?

It’s a combination of all. We don’t segment our clientele by age; we segment them by lifestyle. Someone who’s 60 and someone who’s 25 may share the same interests.

A very live example is one of our projects that we launched - Eden House Al Satwa. If you visit the building, you’ll find families, bachelors, residents from all over the world - but all sharing a similar lifestyle profile.

You’ve worked with some of the world’s most prestigious luxury brands. How do you define Dubai’s luxury?

Dubai’s definition of luxury aligns with global luxury standards in cities like New York, London, or Hong Kong. I’ve been in development for over 20 years. In the past, we travelled the world to bring the best ideas back to Dubai. Now it’s the other way around.

We’re innovating, and I believe international cities will begin copying us. You can’t just bring a design you saw in Munich or London and replicate it here. You must reform it within Dubai’s philosophy and make it ten times better. Look at culinary standards: London and New York were global capitals of food. But today, on average, the quality of dining in Dubai is higher. The same pattern applies to branded residences. People expect higher standards here.

You might go to Four Seasons in the U.S. and get the brand standard, but the product won’t be as superior as it is in Dubai. Dubai pushes the limits. Every few years there is a new hotel setting a new standard; Marsa Al Arab is a recent example. Luxury isn’t only expensive materials, it’s how you operate, how people live, what facilities and services are provided - wellness, greenery, well-being. When you walked into our office, you probably felt that contrast. It’s not just the look. It’s how you’re received, serviced, and the people who gather here. The residents create the ambience as much as the architecture.

Would you say Dubai's definition of luxury is creating a set of new standards globally, not just in the region?

Yes, I believe this started with His Highness Sheikh Mohammed's vision a long time ago when he created Burj Al Arab. He said this is the only 7-star hotel in the world. I think the whole city is becoming that now. That's where people are pushing the limits and trying to reach them.

We're in Satwa, which is called Jumeirah Garden City now. Our neighbours are very different, but the minute you walk within the walls, you feel “oh, this place is different”. Did it transform? But that's the whole point. It does not transform because of the look, but because of how you're received, how you're serviced, what products you have at your access – this is the way you feel. The type of people who end up residing here also create part of the ambience. So, the residents are part of the ambience.

H&H is planning some major new projects in DIFC. Could you tell us more about these plans?

We are planning multiple projects, and currently have more than 3.5 million square feet of GFA in DIFC Phase 1. One of them is called The Plaza, which will consist of four buildings and include but will not be limited to residences by Four Seasons and Rosewood, and an office building with retail. It is positioned at the heart of DIFC. We believe it will become the new centre of gravity because it connects Gate Avenue and the surrounding streets.

For this project, we invited David Chipperfield, the Pritzker Prize - winning architect. Each of the four buildings is unique; not just in design, but also in operation and purpose. We will curate the F&B component carefully. We’ve done this before at Four Seasons Resort Dubai at Jumeirah Beach, where we brought in Nammos, Mimi Kakushi, Scalini, and others.

Another one, on the other side of Sky Gardens, is Eden House Za’abeel, a residential project that brings homeownership directly into DIFC. Right now, many affluent people work in DIFC but don’t live there. We want to create a place where they can live and work within walking distance. With Dubai traffic, proximity is becoming a luxury in itself.

How about BrightStart? Eden House is a BrightStart concept?

It’s actually an H&H concept. We started the idea of Eden House almost five years ago. We developed this building that we're in now and we wanted to add a residential luxury experience that doesn't currently exist. We looked at the experience of different operators. Ritz Carlton, Four Seasons and Marriott, for example, offer residences for lease, but they feel more like executive apartments with hotel lobbies. They're not really residences. We wanted to push the limit a little bit. We created bespoke fully furnished apartments.

We also created some components of hospitality that people would need. Housekeeping, butler-style services, concierge, courtyard experiences. So that's what Eden House is. It's giving you all the luxuries of a hotel, but it’s in your residence. We also added a café downstairs for breakfast and snacks (operated by a third party, but curated by us).

The beauty is that Eden House doesn’t have transient guests. Almost all residents, 99% of them, are long-term. This creates real community. You know your neighbours, you meet them in the gym, families become friends. Residents know each other. So, it becomes a community, not a serviced apartment block. Our slogan is “Where you belong”. Eden House is a feeling, and that’s what I try to instill in the team—understanding what touches people emotionally. Even small things matter. For example, we created movie nights for children on the rooftop.

After concluding my conversation with Shahab Lutfi, I returned downstairs to the same café where the building’s community flowed effortlessly around me - parents with strollers, young professionals opening laptops, long-term tenants greeting the barista by name.

Sitting with my notes, I looked again at the architecture, the muted tones, the textured minimalism, the seamless functional beauty. What I had mistaken upon arrival for Scandinavian design was something far more distinctive: A signature H&H aesthetic, quiet, deliberate, timeless, and deeply human.

It is not northern European minimalism as I had thought. It is Dubai craftsmanship, H&H philosophy, and Shahab Lutfi’s vision, an architectural language that stands entirely on its own.
