Off Dubai's historic Deira coastline, Nakheel, part of Dubai Holding Real Estate, is developing Dubai Islands: five interconnected islands planned as a new waterfront district.

In this Property News International feature, we look at the masterplan and the construction now underway. The 18.6-square-kilometer development is designed for more than 230,000 residents, around 62,000 homes and over 11,000 hotel rooms.

Plans include 21 kilometers of beachfront, eight marinas, two golf courses and coastal parks, with three bridges connecting the islands to the mainland through the Al Shindagha Corridor.

Work has moved beyond the masterplan. Nakheel has awarded Al Nasr Contracting Company an AED 527 million package for roads, utilities and essential infrastructure on Island B, while Mar Marine & Building Contracting has been appointed to upgrade three kilometers of shoreline and add 320 meters of beach frontage, with that package targeted for completion in late 2027.

Housing projects are also advancing. Metac General Contracting holds a construction package for 537 homes at Bay Grove Residences, and Nakheel has unveiled Bay Estate, with approximately 360 homes planned.
