UAE, Dubai - Zoya Developments has introduced Elvora, a new residential project in Dubai Land Residence Complex (DLRC), as the developer continues to expand its presence across emerging residential districts in the emirate.
The project was presented at a launch event in Abu Dhabi attended by investors, industry representatives and development partners, including First Prime Properties, which serves as Elvora's executive channel partner.
The event introduced the development's residential concept, location, design approach and planned lifestyle facilities.
Elvora's launch comes as Zoya Developments' portfolio of launched and pipeline projects has grown to more than US$327 million (AED 1.2 billion), following the company's entry into Dubai's property market two years ago.
During that period, the developer has launched more than 10 projects, focusing on residential communities where infrastructure investment, population growth and economic development are expected to support housing demand.
Dubai Land Residence Complex remains one of the developer's principal areas of activity, alongside Dubai South.
Zoya's expansion strategy focuses on identifying locations with improving transport connectivity and long-term residential demand, while progressing developments from launch towards construction.
In Dubai South, the company has advanced its Elinor residential project, where construction commenced two months after the development was launched.
The developer is applying the same broader approach to Elvora, positioning the project within the growing residential market of Dubai Land Residence Complex.
The community provides connections to Sheikh Mohamed Bin Zayed Road and Dubai–Al Ain Road, allowing access to employment, education, retail and leisure destinations across Dubai.
Nearby and wider city destinations include Dubai Academic City, Dubai Outlet Mall, Global Village and IMG Worlds of Adventure, with road connections to Downtown Dubai, Dubai Mall, Dubai Marina and Al Maktoum International Airport.
The new residential development will incorporate a range of indoor and outdoor amenities designed around recreation, fitness and communal activities.
Planned facilities include an infinity swimming pool with a sunken lounge, barbecue area, children's play area, rooftop lounge, yoga centre, outdoor theatre and gym.
The building will also provide dedicated lobby, reception and shared spaces, with interiors incorporating natural light and nature-inspired design elements.
Zoya Developments is also planning to integrate products and smart home technologies from several international brands, including Siemens, Alexa, VitrA and GROHE.
These features form part of the developer's approach to residential design, combining connected home systems with shared amenities and access to surrounding urban infrastructure.
The Elvora announcement adds another development to Zoya's expanding Dubai portfolio as the company continues targeting residential opportunities in Dubai Land Residence Complex and Dubai South.
