London, UK - Meadow Partners has secured planning approval for a £600 million redevelopment of 10–20 Victoria Street in Westminster, clearing the way for a major new office-led scheme in central London. Meadow Partners itself describes the project as a £600 million sustainable office and mixed-use development.

The approved plans will replace the two existing office buildings on the site with a new stepped commercial development designed by Piercy & Company.

The scheme will provide just over 24,000 sq m of Grade A office space, almost doubling the existing office provision, together with approximately 754 sq m of retail and restaurant space.

The development will retain the existing basement while the buildings above are demolished and replaced. Planning material shows that the site currently comprises two post-war office buildings dating from 1956 and 1974.

The design uses a stepped form intended to respond to the surrounding Westminster townscape, with terraces and views across the historic area around Victoria Street, Westminster Abbey and Parliament Square.

The wider project value should be distinguished from the main construction package. The overall redevelopment is valued at around £600 million, while the principal building contract has previously been reported at more than £150 million. Bovis, Mace and BAM were among the contractors preparing bids for that construction work.

J. Andrew McDaniel, co-founder and partner at Meadow Partners, said: “We are pleased to receive the approval, which gives us the opportunity to move forward with a scheme that reflects our approach of identifying sites with strong fundamentals, investing with conviction and creating assets that can perform over the long term.”

The professional team also includes Oxygen as development manager, Quantem as cost consultant, Heyne Tillett Steel as structural engineer, Hoare Lea for building services and sustainability, Montagu Evans for planning and heritage, and Opera as project manager.

The project forms part of a wider programme of redevelopment across Victoria, where several major commercial schemes are already under construction or have recently been completed.
