GSTAAD, SWITZERLAND: Unica Capital has announced the acquisition of Promenade 23 in Gstaad, a landmark retail property currently under long-term lease to global lifestyle brand Ralph Lauren.

The acquisition marks a strategic addition to the London-based luxury property investment and development firm’s growing portfolio of ultra-prime assets across Europe.

The transaction further strengthens Unica Capital’s holdings, which include luxury residential assets in Switzerland and Monaco, alongside commercial properties in prime central London.

Led by CEO and Founder Byron Baciocchi, the acquisition reflects the firm’s continued focus on high-quality, rare assets in globally sought-after destinations.

My vision for Unica Capital was to curate a portfolio of sought after addresses, so when we were presented with the opportunity to acquire Promenade 23 in Gstaad, it was one we couldn’t miss. We identify, finance and transform high-value assets tailored to the world’s most discerning clientele, in the world’s most sought-after locations. For this property, the tenant has been in place since 2009 and will remain in the long term,

said Baciocchi.

Iconic location in the heart of Gstaad

Originally built in 1908 and reopened in 2009 as a retail outlet, Promenade 23 occupies a prominent position within Gstaad’s renowned pedestrianised promenade.

The location is widely regarded as the social and commercial core of the alpine destination, known for its blend of heritage architecture and luxury retail.

The promenade itself represents a rare environment where traditional alpine character meets global luxury, attracting high-net-worth visitors and international brands.

The property benefits from a long-term lease agreement with Ralph Lauren, providing stable occupancy and reinforcing the asset’s positioning within the luxury retail segment.

The presence of an established global brand enhances both the visibility and long-term value of the asset, aligning with Unica Capital’s strategy of securing income-generating properties in prime locations.

Strategic alignment with global luxury destinations

The acquisition underscores Unica Capital’s investment approach, which focuses on locations where architectural heritage, exclusivity, and international demand converge.

Gstaad continues to maintain its status as one of Europe’s most prestigious destinations, characterised by discreet luxury, year-round appeal, and a curated retail and hospitality offering.

As demand for trophy assets in established luxury destinations remains strong, transactions such as Promenade 23 highlight the continued appeal of high-quality, income-generating properties.

Unica Capital’s latest acquisition reinforces its positioning within the ultra-prime segment, with a strategy centred on long-term value creation and portfolio diversification across key global markets.
