Sumou Real Estate has signed a long-term agreement with SARED to develop a mixed-use project in Jeddah.JEDDAH, SAUDI ARABIA – Sumou Real Estate Company has signed a long-term lease, development and operation agreement with Saudi Airlines Real Estate Development Company (SARED) for a strategic land plot in Jeddah, marking another step in the Kingdom’s expanding mixed-use real estate pipeline.
According to a filing on the Saudi stock exchange, the agreement covers the development of an integrated mixed-use project on a site spanning approximately 78,374 square metres.
The land is located at the southwestern corner of a master-planned district in Jeddah, positioning the project within one of the city’s key urban growth corridors.
The project is expected to combine multiple uses within a single integrated environment, reflecting growing demand across Saudi Arabia for large-scale mixed-use communities that bring together residential, commercial and lifestyle components.
The agreement highlights continued activity in Jeddah’s real estate market as developers accelerate projects aligned with the Kingdom’s long-term urban and economic development goals.
Under the terms of the agreement, the annual lease value has been set at approximately SAR11.76 million ($3.13 million).
The rental value will increase every five years at an average rate of 21 percent, according to the company’s disclosure.
Payments under the agreement will commence following the issuance of building permits or after 18 months from the signing date, whichever occurs first.
The deal reflects continued momentum across Saudi Arabia’s real estate sector, where developers and landowners are increasingly entering into long-term partnerships to support integrated urban developments.
Mixed-use projects continue to play a major role in the Kingdom’s broader Vision 2030 strategy, particularly in cities such as Jeddah and Riyadh, where infrastructure investment, population growth and tourism expansion are driving demand for new urban destinations.
Saudi Arabia’s property market has witnessed rising levels of investment and development activity over recent years, supported by regulatory reforms, large-scale infrastructure spending and growing private sector participation.
