Phase 1 of the waterfront community will be delivered in Q4 2029ABU DHABI, UAE – Sobha Realty has announced its entry into the Abu Dhabi real estate market with the launch of Sobha City, a $10.89 billion (AED40 billion) master-planned residential community located in Al Bahia.
The large-scale development marks a significant milestone for the UAE-based luxury developer as it expands beyond its established presence in Dubai and Umm Al Quwain.
Sobha City represents the developer’s first large-scale residential project in Abu Dhabi and its 16th master-planned community globally.
Spanning approximately 38 million square feet, with an initial land area of around 8 million square feet, the development is strategically positioned along the E10 and E12 corridors, offering connectivity to Zayed International Airport and Yas Island.
Designed as a low-density, nature-led “city within a city,” the project focuses on family-oriented living, long-term sustainability, and integrated community planning.
The masterplan will feature approximately 7,000 residential units, including around 4,000 apartments and 3,000 villas. The offering includes waterfront apartments, estate villas, garden villas, and mansions.
The development will be delivered in phases, with Phase 1 expected to account for roughly one-third of total units and scheduled for completion in the fourth quarter of 2029.
Apartment prices are set to start from $357,000 (AED1.31 million), while villas will be priced from $1.35 million (AED4.96 million).
Sobha City places a strong emphasis on environmental integration, with approximately 60% of the masterplan dedicated to open and green spaces.
The development will include more than 50,000 trees, landscaped zones, and shaded walkways designed to enhance liveability and comfort.
A key feature of the project is an 18-kilometre wellness loop, alongside pedestrian-focused pathways aimed at encouraging active and community-oriented lifestyles.
The masterplan will also incorporate essential infrastructure, including three international schools, healthcare facilities, mosques, and an executive par-3 golf course designed by Greg Norman Golf Course Design, integrated with a collection of 80 mansions.
A central highlight of the project is a two-kilometre waterfront promenade and a 130-berth marina, creating a mixed-use destination that blends residential, retail, and leisure components.
The development will also include a mall and a range of social and lifestyle spaces designed to support a fully integrated community environment.
Sobha Group Chairman Ravi Menon said the project reflects the company’s long-term vision of delivering design-led communities focused on quality of life.
Francis Alfred, Sobha Realty’s Managing Director, added that the Abu Dhabi project positions the company "strongly within a market driven by sustained population growth, investor-friendly policies, and projected increased demand for integrated, lifestyle-oriented developments.”
The launch of Sobha City follows the company’s recent expansion in Dubai, including the introduction of the $13.61 billion (AED50 billion) Sobha Sanctuary master-planned development at Al Yufrah.
Together, these projects highlight Sobha Realty’s continued investment in large-scale, integrated communities across the UAE, aligned with long-term urban growth and evolving residential demand.
