Sharjah Real Estate Transactions Reach $8.03 Billion in H1 2026

SHARJAH, UAE – Sharjah's real estate market recorded $8.03 billion (AED29.5 billion) in transactions during the first half of 2026, representing a 9.3% increase compared with the same period last year, according to the Sharjah Real Estate Registration Department.

A total of 59,460 transactions were completed during the six-month period, up 23.7% year-on-year, reflecting continued investor confidence and sustained activity across the emirate's property market.

Abdulaziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department, said the results demonstrate the resilience of Sharjah's real estate sector and its continued growth momentum.

He said the increase in both transaction values and volumes reflects rising investor confidence, the strength of the emirate's real estate ecosystem and its ability to adapt to changing economic conditions while attracting quality investments that support sustainable economic development.

Al-Shamsi added that the market's performance is the result of the continued support of His Highness Sheikh Dr. Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, and the close follow-up of His Highness Sheikh Sultan bin Mohammed bin Sultan Al Qasimi, Crown Prince, Deputy Ruler of Sharjah and Chairman of the Sharjah Executive Council.

He noted that the Sharjah Real Estate Registration Department continues to enhance its services and procedures to strengthen the sector's competitiveness and reinforce Sharjah's position as a leading regional and international investment destination.

Sales Activity

During the first half of 2026, the emirate recorded 16,426 sale transactions, including sales, usufruct sales and initial sales contracts, across 202 areas, covering approximately 85 million sq ft. This represents a 4.7% increase compared with 15,686 transactions recorded during the same period in 2025.

Muwaileh Commercial ranked first by transaction volume, recording 2,385 transactions worth $762 million (AED2.8 billion). It was followed by Al-Belaida, with 2,171 transactions valued at $381 million (AED1.4 billion), and Al-Khan, which registered 1,077 transactions worth approximately $354 million (AED1.3 billion).

Residential properties dominated sales activity with 13,501 transactions, accounting for 82.2% of all sales. Industrial properties followed with 1,969 transactions (12%), while commercial properties recorded 937 transactions (5.7%). Agricultural properties accounted for 19 transactions, representing 0.1% of total sales.

Mortgage Activity and New Developments

The department also recorded 2,590 mortgage transactions during the first six months of the year, with a combined value of $2.07 billion (AED7.6 billion).

During the same period, 11 new real estate projects were registered across several key locations, including Um Fanain, Muwaileh Commercial, Al-Raqeeba, Hay Al-Hoshe and Al Sajaa Industrial.

The projects include residential communities, towers and mixed-use developments across residential, commercial and industrial sectors, highlighting the emirate's continued urban expansion.

The number of developments approved under Executive Council Resolution No. 30 of 2022, governing property ownership by non-UAE nationals and GCC nationals, increased to 50 projects, with six new approvals granted during the first half of 2026.

International Investor Interest

Sharjah attracted investors from 121 nationalities during the first half of the year, underlining the growing international appeal of the emirate's property market.

UAE nationals invested approximately $4.06 billion (AED14.9 billion) across 22,599 properties. GCC investors, excluding Emiratis, invested $370 million (AED1.36 billion) through 924 properties.

Arab investors accounted for approximately $1.36 billion (AED5 billion) across 4,449 properties, while investors from other nationalities invested around $2.23 billion (AED8.2 billion) through 4,264 properties.

By number of properties traded, Emirati investors ranked first with 22,599 properties, followed by investors from India (1,657), Syria (1,163), Jordan (670), Iraq (668) and Egypt (662).
