Sanzen Breaks Ground on $408m Sukoon Residential Community in Sharjah

SHARJAH, UAE – Sanzen has commenced construction on Sukoon, a $408 million (AED1.5 billion) residential development in Sharjah, marking a significant milestone for the UAE-based developer as it advances a wellness-focused approach to community design.

The project will deliver 859 villas and townhouses across four phases, introducing a residential concept centred on everyday wellbeing rather than occasional leisure, reflecting evolving lifestyle preferences across the UAE.

The launch comes at a time when some developers across the region are adopting a more cautious approach. Sanzen’s decision to proceed underscores its confidence in the UAE’s economic outlook, the resilience of the real estate sector, and sustained buyer demand following the project’s launch.

The groundbreaking ceremony was attended by Abdulaziz Al Sanad, Chairman of Sanzen; Amro Saleh, CEO and Founder of Sanzen; Mohammad Obaid Alshaali, Chairman of PTC; and Hesham Mustafa, Project Manager at PTC.

Phase 1 of Sukoon has been awarded to PTC, a UAE-based contractor with more than five decades of experience, marking the start of a strategic collaboration aimed at ensuring quality execution and long-term value delivery.

This partnership reflects a broader focus on aligning design, construction, and delivery standards within the UAE’s increasingly competitive residential market.

Wellness-led design across four phases

Sukoon is designed around a distributed model of amenities, moving away from traditional centralised clubhouses to create a more integrated living environment.

The first phase includes recovery pavilions, quiet rooms, breathing and mindfulness spaces, waterside pods, and outdoor stretch areas.

Phase 2 introduces infrared saunas, nap pods, reflexology paths, family lawns, and community dining areas, while Phase 3 features cold plunge pools, padel and tennis courts, and outdoor fitness zones.

The final phase incorporates sound healing pavilions, sunset viewing points, and community gathering spaces, reinforcing the project’s emphasis on holistic wellbeing.

Sukoon, meaning calm or peace in Arabic, is built around the concept that residents require daily opportunities to unwind within their immediate environment.

Instead of concentrating amenities in a single location, facilities are distributed throughout the community, ensuring that all homes are within walking distance of green spaces, wellness areas, or waterfront features.

A central 3,000 square metre lagoon connects all four phases, providing a natural focal point for movement, relaxation, and community interaction.

As demand for lifestyle-driven communities continues to grow, projects such as Sukoon highlight a broader shift in residential development across the UAE, where wellbeing, accessibility, and integrated design are becoming key differentiators.
