Dubai, UAE - SAMANA Developers has unveiled a new residential project at The World Islands with a gross development value exceeding $1.09 billion (AED4 billion), marking the first development under its premium real estate brand, SAMANA COLLECTA.

The scheme will include 840 branded residences, with apartments ranging from studios to four-bedroom homes, as well as seven floating villas and two tree villas.

Prices are expected to start below $544,000 (AED2 million), and all residences are planned with sea views.

SAMANA is positioning the development as a year-round residential destination rather than a location intended mainly for short stays or holiday use.

The project will also include planned yacht shuttle connections between the island and mainland Dubai, with services expected to operate at 30-minute intervals. The embarkation points have not yet been announced.

Amenities are planned to include multiple beaches, a lagoon, swimming pools, a beach club, water-sports facilities, spas and indoor and outdoor gyms.

The development will also include co-working spaces, high-speed connectivity, a dedicated welcome centre and everyday retail and service facilities.

Dining plans include a floating Italian restaurant being developed with a Michelin-recognised culinary partner, while the residences are being created in collaboration with an Italian luxury brand. Neither partner has yet been named.

SAMANA Developers CEO Imran Farooq said: “We see The World Islands as one of Dubai’s most extraordinary waterfront frontiers.”

He said the company’s objective is to create an island community that can function as a full-time residential destination while remaining connected to mainland Dubai.

Reuters-linked reporting also states that SAMANA expects to provide core infrastructure for the development, including electricity, water, sewerage, waste-management systems and marine transport.

SAMANA COLLECTA will serve as the company’s premium platform for future developments in Dubai and selected international markets.

SAMANA’s official website identifies Imran Farooq as CEO and confirms the company’s continuing expansion across Dubai’s residential market.
