DOHA, QATAR – Qatar's real estate market recorded $475.2 million (QR1.732 billion) in property transactions during May 2026, with 425 registered deals, reflecting continued strength across the country's residential, commercial and investment sectors.
According to the latest Real Estate Market Index issued by the Real Estate Registration Department at the Ministry of Justice, Doha remained the leading municipality by transaction value, while Al Rayyan recorded the highest number of property sales and the largest area of land traded during the month.
Doha recorded the highest transaction value in May at $153.4 million (QR559.019 million), accounting for the largest share of the market by value.
Al Rayyan followed with $147.8 million (QR538.610 million) in transactions, while Al Daayen ranked third with $101.1 million (QR368.365 million).
Together, the three municipalities accounted for the majority of Qatar's real estate transaction value during the month, reinforcing their position as the country's principal property markets.
In terms of transaction volume, Al Rayyan led the market, accounting for 33% of all properties sold in May. Doha followed with 26%, while Al Daayen represented 16% of total sales, highlighting sustained demand across Qatar's fastest-growing urban centres.
Al Rayyan also recorded the largest share of land traded during May, representing 47% of the total transaction area.
Doha accounted for 18%, while Al Daayen represented 15%, reflecting ongoing development activity and infrastructure investment across the country's expanding municipalities.
The report also highlighted the concentration of premium transactions. Of the 10 highest-value property sales completed during May, five were located in Al Daayen, four in Doha, and one in Al Rayyan, underscoring continued investment in both established and emerging development areas.
Average building prices varied across municipalities, with Doha recording the highest average at QR831 per square foot.
Al Daayen followed at QR714 per square foot, while average building prices reached QR516 in Al Wakrah, QR469 in Umm Slal, QR400 in Al Rayyan, QR332 in Al Khor and Thakira, and QR188 in Al Shamal. No building transactions were registered in Al Sheehaniya during the reporting period.
Vacant land prices showed a similar trend. Doha recorded the highest average at QR713 per square foot, followed by Al Rayyan (QR393), Al Daayen (QR353), Umm Slal (QR278), Al Wakrah (QR251), Al Khor and Thakira (QR235) and Al Shamal (QR180).
The latest market index highlights the breadth of activity across Qatar's real estate sector, with demand spread across both mature and emerging municipalities.
While Doha continues to generate the highest transaction values through its concentration of commercial developments and premium residential assets, Al Rayyan's leadership in sales volumes and land transactions reflects sustained demand supported by population growth, urban expansion and ongoing infrastructure investment.
The May figures reinforce the sector's role as a key contributor to Qatar's economy, with healthy transaction levels and balanced activity across municipalities signalling continued confidence in the country's real estate market.
