Ras Al Khaimah, UAE - Oraya Developers is preparing to launch its first residential project in the UAE, selecting Marjan Beach in Ras Al Khaimah for its entry into the market.

The developer said the location reflects its confidence in Ras Al Khaimah's growing appeal as a residential and lifestyle destination.

Market analysis cited by the company showed prime apartment prices on Marjan Beach reaching their highest level of the current cycle in 2025, with year-on-year growth exceeding 30%.

The area is also expected to benefit from a major integrated hospitality and entertainment development valued at approximately $5.1 billion (AED 18.73 billion), which is scheduled to open in 2027.

Oraya targets lifestyle-led coastal development

Chirag Rathi, Co-Founder and Managing Director of Oraya Developers, said the company spent considerable time assessing potential locations before choosing Ras Al Khaimah.

He said: "We spent considerable time understanding where the conditions were right. Ras Al Khaimah is at a point in its trajectory that reminds us of Dubai a decade ago. The infrastructure investment is serious, the tourism momentum is real, and the coastal environment is genuinely world-class. For a developer whose work is about creating addresses rather than units, that combination is exactly what we were looking for."

Oraya said its development approach will focus on the relationship between architecture, natural materials, interior spaces, daylight and the surrounding landscape.

The company plans to adapt its design approach to each site rather than follow a single architectural style, with the Ras Al Khaimah development intended to reflect its coastal setting.

Further details on the project's design, unit mix, construction programme and launch date have not yet been announced.
