Dubai, UAE - LMD has revealed plans for the Christian A. Rockefeller Business Tower, an 87-storey, 400-metre office building on Sheikh Zayed Road that will be the first real estate project anywhere in the world to carry the Christian A. Rockefeller brand.

The developer is pitching the scheme as a new type of corporate address, combining premium offices with restaurants, business lounges, wellness facilities and hospitality in the style of a hotel.

Completion is scheduled for the second quarter of 2031. The Grade-A tower will offer four collections of offices and five floors given over to amenities, two of them dedicated to health and fitness.

LMD is building the project with Christian A. Rockefeller, a descendant of the Rockefeller family six generations on, who is represented by Iconique Living Group. Devmark, a UAE consultancy, has the sales and marketing mandate.

Hamad Al Abbar, Managing Partner of LMD UAE, said the project shows LMD’s faith in Dubai’s prospects as an international business centre.

“This approach to the hotelification of office space draws on our experience in delivering integrated, hospitality-led destinations across Europe, Egypt and the UAE,” he said.

According to the company, the idea is to take the working day beyond the conventional office, with gym, spa, dining and corporate entertainment facilities all available to businesses and their employees in one building.

The Rockefellers have long been linked with urban development, investment and business in America.

Christian A. Rockefeller said the brand’s first building went to Dubai because of the weight the emirate gives to long-term value, investment and ambitious architecture. He said: “A global debut is not about visibility; it is about readiness.”

“My family, across many branches, has historically been associated with long-term thinking, building institutions, infrastructure and cities designed to last, and my work today is a reflection of that mindset,” he added.

In his view, LMD brought the right mix of vision and experience to take the idea to Sheikh Zayed Road.

The tower opens a planned global expansion of the Christian A. Rockefeller brand, said Daniel Kormann, Managing Director of Iconique Living Group.

Sean McCauley, Chief Executive of Devmark, said the combination of amenities, office layouts and location would distinguish the tower from Dubai’s other commercial projects.

The plot lies between the Business Bay and Burj Khalifa/Dubai Mall Metro stations, putting tenants close to Business Bay, Downtown Dubai and the Dubai International Financial Centre (DIFC).

Inside, the hospitality-led design starts at a triple-height lobby, with a water installation and artwork greeting arrivals. Shops will take the ground and first podium levels, and the second podium is planned for cafés and restaurants.

For wellness, the tower will have a spa with sauna and steam facilities, ice rooms, treatment rooms and areas to relax. Outdoors, staff will be able to use a padel court, an infinity pool, a landscaped retreat and a space for meditation.

A separate fitness hub will carry functional training zones and equipment for cardio and strength work, along with studios hosting classes such as spinning, yoga, martial arts and Pilates.

Level 87, at the very top, is reserved for a sky business centre with private call pods, podcast studios, meeting rooms and co-working space.

The Observatory pool, a ballroom and an outdoor terrace will serve as venues for company events and hosted gatherings.

On the outside, a pointed crown, planted terraces and a curved, ribbed glass façade are designed to make the building stand out on Sheikh Zayed Road. Bahrain-based International Design Associates is responsible for the interiors, which blend contemporary New York design and Manhattan loft aesthetics with Art Deco influences.

Office space will be sold in sizes from single units up to half and full floors. Full floors between Levels 71 and 80 make up the Presidential collection, which comes with private terraces and starts at approximately 11,541 sq ft.

Vertical transport will run on 23 elevators, among them high-speed double-decker lifts, and the tower will have more than 1,100 parking spaces.

LMD did not give prices at launch. Units are on sale now through Devmark, whose sales centre for prospective buyers is at Anantara Business Tower in Business Bay.
