(Image source: Image source: KAIZEN / Concordia)Dubai, UAE - KAIZEN Owner Association Management Services has appointed Concordia to provide integrated facilities management services at Marina 101 as the 425-metre Dubai Marina skyscraper progresses through its operational readiness phase.
The scope covers mechanical, electrical and plumbing services, cleaning and preparatory work required to establish the building’s operational framework.
Concordia has also carried out building-wide condition assessments and snagging, while supporting the restoration and commissioning of critical systems. Specialist contractors are being coordinated for testing and certification, with maintenance schedules, operating procedures and control measures being developed for the tower’s ongoing operation.
At 425 metres and 101 storeys, Marina 101 is one of Dubai’s tallest buildings and the second-tallest tower in the UAE after Burj Khalifa.
Oliver Sawle, Executive Director of Concordia, said: “Marina 101 is a landmark on Dubai’s skyline, but a building of this scale ultimately has to work at ground level, every day, for the people who use it. Taking on a dormant, never-occupied tower of this complexity is a different challenge. It starts with understanding the assets, identifying risks early, and putting the right operational framework in place from the ground up. That is where integrated facilities management makes a tangible difference, where the care behind the operation can truly be felt.”
Alex Voytov, Chief Operating Officer at KAIZEN, said: “Marina 101 is not a routine handover. It’s a flagship asset entering a critical transition from construction completion to operational maturity. When a tower of this significance has never been occupied, every system, every procedure, every operational standard must be stress-tested and proven before residents arrive. That’s why we partnered with Concordia. They don’t just deliver facilities services; they bring rigorous operational discipline and technical depth to complex assets. Together, we are establishing the framework that will protect this building’s value and support the experience residents expect. This is the partnership model that landmark projects require.”
Marina 101 has had a lengthy development history. Construction began in the 2000s, with the project experiencing prolonged delays before completion work resumed. Earlier reporting identified the tower as a major unfinished Dubai Marina development and one of the city’s tallest residential structures.
The current facilities management programme brings together KAIZEN’s asset and lifecycle management approach with Concordia’s technical operations capabilities as Marina 101 moves into its next operational phase.
For an ultra-high-rise asset of this scale, the work involves coordinating building systems, maintenance planning, resident services and long-term performance measures across the tower.
