Dubai, UAE: Sunteck Realty, one of India’s leading luxury real estate groups, has officially entered the UAE market with the launch of Sunteck International, a new global arm headquartered in Dubai. The move marks a major step in the company’s international expansion and sets the stage for a flagship development in Downtown Dubai.
Sunteck International will spearhead the Group’s expansion beyond India, drawing on more than two decades of design-led innovation, a debt-free balance sheet, and a development portfolio exceeding 50 million sq ft across Mumbai — one of Asia’s most competitive real estate markets.
The company announced that its first UAE project will rise in Downtown Dubai, on one of the district’s most anticipated land parcels. With a gross development value of USD 1.36 billion (AED 5 billion), the project aims to redefine ultra-luxury living through advanced architectural concepts, refined craftsmanship, and a contemporary design identity tailored for Dubai’s global audience.
The official reveal featured a 1,000-drone show above the prime Downtown site, located steps away from the Burj Khalifa and The Dubai Mall. In a break from industry convention, Sunteck International chose to unveil the land first, rather than a completed masterplan or tower renderings.
The developer described the approach as a deliberate “location-first” philosophy, allowing the site’s rarity and long-term value to take center stage before design elements are introduced.
This strategy underscores the Group’s confidence in securing what is believed to be the final major development opportunity in Downtown Dubai, one of the most coveted luxury districts in the world.
The flagship Downtown Dubai development, valued at USD 1.36 billion, will showcase a contemporary design shaped by craftsmanship and architectural innovation.Commenting on the company's entry into the UAE, Kamal Khetan, Chairman & Managing Director of Sunteck Realty, said:

To bring the development to life, Sunteck International has partnered with MAS Development as its strategic development partner, while also collaborating with internationally acclaimed firms such as HBA London for interior direction and JT+Partners for architectural strategy and design.
The project will include branded residences in partnership with leading global hospitality brands. Additional details are expected to be revealed in the weeks ahead.
Looking beyond Downtown Dubai, Sunteck International has outlined an ambitious pipeline for the region. According to Khetan, the company plans to develop more than USD 4.1 billion (AED 15 billion) worth of projects across the UAE over the next three years.
Several large-scale developments are currently under evaluation, with key announcements anticipated in H1 2026, reflecting the Group’s long-term commitment to the UAE’s luxury real estate landscape.
