According to the latest market report by Engel & Völkers, the island group is showing continued positive momentum, with property prices rising by around 9 percent in 2025 and transactions increasing by 6.5 percent, reinforcing the Balearics’ appeal not only as a traditional long-term investment market, but also as a permanent place of residence and premium second-home destination.
Backed by a robust economy, with 2.9 percent growth above the national average, as cited by CaixaBank Research, as well as legal security, strong connectivity and a high-quality lifestyle supported by well-developed infrastructure, buyer demand remains strong across the islands. German buyers account for 48 percent of purchases, followed by the UK at 10 percent.
Over the past five to ten years, property prices across the Balearics have risen significantly, according to Engel & Völkers. In 2025, average residential prices per square metre increased by around 9 percent, while total transactions rose by 6.5 percent, according to the General Council of Notaries and IBESTAT.

Image: Engel & Völkers Balearics W-02HQM3-Santa Posa, MallorcaAcross the Balearic Islands, the largest share of transactions continues to fall within the €1 million to €5 million ($1.08 million to $5.4 million) range, while entry-level deals of up to €1 million ($1.08 million) have remained steady. The rental market is also showing strong momentum, with contract numbers rising by 9 percent, according to Engel & Völkers.
According to IBESTAT, a total of 10,775 residential properties were sold in 2025, representing year-on-year growth of 6.5 percent. Construction activity was also notably strong, with 3,631 new units launched, an increase of 34.5 percent, well above the long-term average. A significant portion of new developments is already focused on affordable housing and is being actively promoted by the Balearic government.
“This development will have a noticeable positive impact on the entire real estate market,” says Florian Hofer, Managing Director of Engel & Völkers Balearic Islands.
Mallorca remains the dominant island in the market, accounting for around 80 percent of all property sales transactions. While Menorca and Ibiza continue to develop steadily, each market is showing its own distinct characteristics, underlining that the Balearic Islands do not operate as a single homogeneous market, but rather as a group of complementary yet independent destinations.
Menorca, known for its tranquil and authentic appeal, continues to offer comparatively moderate entry prices and a stable market, recording 1,701 sales, down 1 percent, but still above the long-term average, according to IBESTAT.
Ibiza, meanwhile, continues to strengthen its position as an international premium market, attracting growing global demand. Transactions on the island rose to 1,819 sales, marking an increase of 15 percent, according to IBESTAT.
A defining feature of the Balearic real estate market remains its natural and regulatory supply shortage. Limited developable land, strict planning controls and tightly managed development have created a structural scarcity that prevents supply from keeping pace with demand. This dynamic is helping support long-term price stability and reinforces the investment case for real estate across the islands.

In Mallorca, a vibrant gastronomic scene, including ten Michelin-starred restaurants, is further strengthening demand for high-end commercial and tourism-linked real estate while attracting international buyers.
With their climate, cultural diversity, safety and strong infrastructure, the Balearic Islands continue to offer the quality of life that is increasingly driving buyer decisions. Combined with constrained supply and broad international appeal, these factors are helping support both price growth and long-term value stability.
